Hourly Rate: $25.00/hour - $28.00/hour (depending on experience and skill-level)
Schedule: Monday - Friday | 8:00 AM – 4:30 PM
Location: Evergreen Park Apartments (El Cajon, CA)

We are currently seeking a reliable, detail-oriented Live-In On-Site Porter or Maintenance Technician Assistant to support daily property upkeep at our Evergreen Park Apartments in El Cajon, CA as well as a neighboring property. This is a dedicated, on-site role and not a maintenance technician or roving position

As the On-Site Porter, you will support the overall appearance, cleanliness, and functionality of the property. This role focuses on routine upkeep, janitorial services, light maintenance assistance, and general property support
.
Responsibilities Include:
- Maintaining cleanliness and appearance of common areas (walkways, stairwells, laundry rooms, trash enclosures, parking areas, etc.)
- Supporting unit turnovers through cleaning, trash-outs, and basic prep work
- Assisting with light maintenance tasks such as:
- Minor drywall patching
- Painting touch-ups
- Replacing light bulbs, air filters, and smoke detector batteries
- Installing or replacing locks as directed
- Supporting preventive maintenance efforts
- Conducting routine property walks and reporting issues
- Assisting Maintenance Technicians and Property Management as needed
- Responding to basic service requests and escalating issues appropriately
- Using company systems (ADP, Corrigo) to document work as required
This role does not require advanced trade skills and is not responsible for diagnosing or independently completing advanced skilled maintenance repairs.

- General knowledge of/familiarity with essential tools and terminology
- Ability to manage time, scheduling, and competing priorities
- Strong attendance/reliability
- Prior experience as a porter, janitor, groundskeeper, or maintenance assistant
- Familiarity with Corrigo or similar work order systems
- Basic understanding of apartment community operations
- Prior experience in a porter, janitorial, groundskeeping, or assistant maintenance role preferred
- Must be able to speak, read, and write conversational English
- Valid California Driver’s License, reliable personal vehicle, and auto insurance
- Ability to pass a background check and drug screening (a conviction does not automatically disqualify a candidate)
- High school diploma or GED preferred
- Ability to lift and move up to 50 lbs independently (team lifts for heavier items)
