Plateia Design Collective is a boutique design and planning studio dedicated to the art of crafting the gathering place master plan — the parks, plazas, paseos, streets, and open-air destinations where communities come together. Plateia takes its name from the Greek word for the town square, and that is our obsession: designing the public realm and streetscapes where Class A retail and mixed-use projects are centered around, and that people will choose to visit over every other option in their market.

Our standard is simple — the places we design want to feel alive at 10 am as well as 8PM on any weekday.

As the in-house studio of a vertically integrated developer, owner, and operator, we work with a rare advantage: our plans don't sit on shelves. They get designed, entitled, leased, built, and operated — and we stay close to them through every step.

As Site Planner, you will assist in creating the earliest and most consequential design decisions on projects — how buildings, streets, plazas, parking, and open space come together to create a destination.

You will work hand-in-hand with our Principal Design Director, outside design firms and landscape architects, along with our development and leasing partners, translating market vision and merchandising strategy into site plans that are beautiful, buildable, and financially sound.

• Collaborate on conceptual and schematic site planning for ground-up Class A retail and mixed-use developments and major repositions.
• Test and iterate site plan alternatives — building placement, massing, circulation, parking strategy, patios, and public space — rapidly and at a high level of craft.
• Designing the centerpieces: the plazas, paseos, and gathering spaces that make a project a destination rather than a strip.
• Assist with integrating merchandising strategy into plans — anchor placement, restaurant rows, patio frontage, visibility, and co-tenancy adjacencies that make spaces leasable at premium rents.
• Collaborate with civil engineers, landscape architects, traffic consultants and entitlement teams to keep plans grounded in real-world constraints — grading, utilities, access, and code.
• Support entitlement packages, community presentations, and capital partner materials with clear, compelling plan graphics.
• Pressure-test plans against project proformas: yield, parking ratios, leasable area efficiency, and phasing logic.
• Raise the bar — study the best projects in the country, bring those lessons home, and push every plan to be better than the last.

• A portfolio that demonstrates exceptional site planning ability on retail, mixed-use, or master-planned commercial projects — and the ambition to be the best in the field.
• Degree in architecture, urban design, landscape architecture, or planning (or equivalent demonstrated mastery).
• 5+ years of relevant experience preferred; extraordinary talent at any experience level will be considered.
• Fluency in the tools of the trade — AutoCAD and/or Revit, Sketch Up, Adobe Creative Suite; hand-sketching ability is highly valued.
• Deep understanding of retail dynamics: visibility, access, parking fields, anchor logic, restaurant clustering, and the difference between a center that works and one that wins.
