Mortgage Loan Specialist – External is a sales-focused mortgage originator responsible for generating mortgage business through proactive outreach, relationship-building, and exceptional member service. This role counsels members on mortgage options, completes applications, collects required documentation, prepares initial disclosures, and guides borrowers through the loan process from inquiry to closing. The Specialist actively develops relationships with realtors, builders, business partners, and community contacts to drive loan volume and expand Purdue Federal’s market presence.

The position must comply with all SAFE Act registration requirements.

Duties and Responsibilities (Essential Functions)
Mortgage Business Development
  • Proactively generate mortgage business through outbound calls, partner outreach, and community engagement.
  • Build and maintain relationships with realtors, builders, and business partners to drive referral volume.
  • Attend open houses, closings, community events, and educational sessions to increase visibility and lead generation.
  • Conduct sales follow-up, track leads, and manage a personal pipeline of prospects.
  • Represent the organization as a trusted home lending partner by promoting mortgage products and educating potential borrowers.
  • Deliver strong service to increase referrals and repeat business.
Application, Member Counseling & Initial Processing
  • Meet with prospective borrowers (in person, phone, or virtual) to gather financial information and understand housing goals.
  • Provide product recommendations and explain mortgage options, rates, fees, payment scenarios, and cash-to-close requirements.
  • Complete accurate loan applications in the loan origination system (LOS) and obtain borrower authorizations.
  • Prepare and review required initial disclosures, including Loan Estimates, ensuring timely delivery.
  • Collect documentation such as income, assets, identification, and purchase agreements; pre-screen submissions and prepare files for processing.
  • Lock interest rates and complete Rate Lock Agreements in accordance with policy.
  • Provide ongoing communication and education to borrowers throughout the early stages of the loan process.
Professional Development
  • Stay current on mortgage products, guidelines, market trends, and sales strategies.
  • Participate in ongoing training and coaching to build skills in lending, compliance, and member service.
Additional Requirements
  • Proven ability to generate business through outbound prospecting, networking, and relationship management.
  • Strong consultative selling skills with the ability to identify member needs and recommend appropriate products.
  • Comfortable working in a goal-driven environment and meeting production expectations.
  • Working knowledge of mortgage products, secondary market guidelines, and federal lending regulations, or ability to learn quickly.
  • Understanding of the mortgage application process, disclosures, rate locks, and documentation requirements.
  • Proficiency with mortgage origination systems and Microsoft Office Suite.
  • Ability to comply with SAFE Act registration requirements.
  • Excellent verbal and written communication skills for working with borrowers, realtors, title agents, and internal partners.
  • Ability to clearly explain complex mortgage terms and processes to borrowers.
  • Strong customer-service orientation with professionalism, empathy, and responsiveness.
  • Highly self-motivated, organized, and able to manage multiple borrowers and deadlines.
  • Team-oriented mindset with a positive attitude and strong work ethic.
  • Ability to adapt to a fast-paced, competitive mortgage environment.
  • Ability to communicate, verbally and in writing, in a professional manner when dealing with employees, members, vendors, and company contacts.

Qualifications
Education
  • High School Diploma or Equivalent or better.
  • Bachelor’s Degree or better in Business Economics or related field.
Experience
  • One year of mortgage lending, financial sales, or related sales experience.
  • Two years in mortgage origination, with demonstrated pipeline development and referral-based sales success.
