Position SummaryOur client is an established organization with a diverse portfolio of multifamily, single-family, retail, and commercial properties throughout the Stockton and Sacramento areas.
The organization is seeking an Assistant Project Manager - Capital Improvements to coordinate renovation, tenant improvement, and capital improvement projects across its real estate portfolio. This position will support projects from initial planning and contractor selection through construction, inspection, and final completion.
The Assistant Project Manager will solicit and compare contractor bids, coordinate vendors and project schedules, monitor budgets and deadlines, and participate in property inspections and walk-throughs with mortgage lenders and other stakeholders.
The ideal candidate will have prior experience working with real estate developers and coordinating construction, renovation, tenant improvement, or capital improvement projects. This position is based in Elk Grove and will require regular travel between properties in the Stockton and Sacramento areas.
Key Responsibilities- Coordinate capital improvement, renovation, and tenant improvement projects across residential, retail, and commercial properties.
- Solicit bids and proposals from general contractors, subcontractors, vendors, and service providers.
- Compare pricing, project scopes, schedules, and contractor qualifications to support vendor and contractor selection.
- Assist with developing project scopes, budgets, schedules, and bid packages.
- Coordinate project schedules, site access, tenant communication, inspections, and property walk-throughs.
- Participate in inspections and walk-throughs with mortgage lenders, contractors, consultants, and internal leadership.
- Monitor project progress, budgets, deadlines, documentation, change orders, and outstanding issues.
- Communicate regularly with developers, property managers, tenants, contractors, vendors, and internal stakeholders.
- Help identify maintenance and capital improvement needs across the property portfolio and assist with project prioritization.
- Review contractor invoices and supporting documentation before submitting them for approval.
- Assist with punch-list inspections and follow up to confirm that corrective work has been completed.
- Maintain organized project files, contracts, bids, reports, invoices, inspection records, and closeout documentation.
- Provide regular updates regarding project status, budgets, schedules, risks, and upcoming decisions.
- Travel regularly between properties throughout the Stockton and Sacramento areas.
- Support the Director of Real Estate with additional property, construction, and development initiatives as needed.
- Prior experience working with real estate developers is required.
- Ability to solicit and evaluate contractor bids, proposals, schedules, and scopes of work.
- Working knowledge of construction terminology, project schedules, budgets, contracts, change orders, and project closeout processes.
- Ability to read and understand basic construction plans, proposals, contracts, and scopes of work.
- Strong organizational skills with the ability to manage multiple projects and competing priorities.
- Valid driver's license and the ability to travel regularly between Stockton and Sacramento.
- Experience working for a real estate developer, property owner, general contractor, construction management firm, or owner's representative.
- Experience working on projects involving a combination of residential, retail, and commercial properties.
- Familiarity with permitting, inspections, project documentation, and construction closeout requirements.
- Experience with construction or project management software.
- Bachelor's degree in construction management, real estate, engineering, architecture, business, or a related field.
