We are looking for a Regional Rental Home Project Manager (RRHPM) for our Parke Place location, who is a highly skilled, hands-on renovation professional responsible for efficiently turning rental homes to move-in-ready condition.

Job Purpose

The Regional Rental Home Project Manager (RRHPM) is a highly skilled, hands-on renovation professional responsible for efficiently turning rental homes to move-in-ready condition. This role is designed to reduce reliance on subcontractors, control costs, and accelerate unit readiness by completing the majority of renovation work in house.

Duties and Responsibilities
  • Responsible for independently performing all work required to prepare rental homes for occupancy, including, but not limited to:
  • Drywall installation and repair
  • Interior and Exterior Painting
  • Plumbing repairs and replacements
  • Electrical repairs and troubleshooting
  • Carpentry work, including framing, trim, doors, windows, cabinetry, and general finish work
  • Roof repairs and underbelly work
  • Deck construction, repair, and maintenance, including boards, railings, stairs, and structural components
  • Flooring installation, including full carpet installs and vinyl plank flooring
  • General repairs necessary to complete full unit renovations
  • Manage and complete multiple renovation projects within the assigned territory
  • Prioritize work based on direction from the Rental Department
  • Demonstrate strong time management when multiple full unit turns are required simultaneously
  • Coordinate with approved subcontractors to prevent homes from sitting vacant for an excessive period of time
  • Implement and maintain the following project management process:
    Document in writing and with photos the scope of work needed on each home/project and provide an estimated timeframe for when the work will be completed. After work is complete, please inform the Rental Operations Department and provide photos of the completed work.
  • Document work completed on a daily basis
  • Complete weekly check-ins with and receive weekly assignments from the Senior VP of Rental Operations and Assistant to the VP of Rental Ops.
  • The position includes all other responsibilities that may be necessary to fulfill the duties associated with the position or as may be assigned.

Purchasing Authority

Authorized to independently purchase small job-related items, including but not limited to outlet covers, screws and fasteners, roofing tar, fire extinguishers, and minor repair or maintenance supplies. Any single expense over $200, or purchases involving power equipment or major materials, must receive prior approval.

Qualifications
  • Valid driver's license and a safe driving record
  • High School Diploma/GED
  • Experience in property upkeep, tenant relations, and finance
Physical Requirements of the Job
  • Travel is required to visit communities within assigned region
  • Occasionally pushing or pulling up to 30 pounds (i.e.: cinder blocks)
  • Occasionally lifting and carrying up to 50 pounds (i.e.: roof shingles, ladder)
  • Occasionally climbing a ladder to conduct roof inspections
  • Occasionally kneel and crawl as required to perform certain maintenance duties such as working under homes.
  • Stand for the majority of the workday.
  • Use of power tools and hand tools
Work Environment
  • Moving throughout the communities on foot or by vehicle.
  • Working both indoors and outdoors
  • Exposure to elements of nature such as varying climates and weather conditions, uneven terrain, insects, animals, etc.
Travel
  • Frequent car travel is required to visit each community within assigned region
  • Utilize company-provided van, phone, and tools to perform all assigned work safely and efficiently.
