Maintenance Technician

Job Overview

At Ingerman, the Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes maintaining and improving the condition of property grounds and buildings and the timely completion of work orders.

• Perform repairs, troubleshoot mechanical systems, and complete preventative maintenance.
• Restore vacated apartments to move‑in condition for new residents.
• Conduct maintenance‑related inspections, including building and alarm systems.
• Remove snow, ice, and leaves from sidewalks, walkways, steps and driveways/parking spaces.
• Complete janitorial requirements in accordance with the janitorial schedule.
• Respond to on‑call emergencies on weekends, evenings, and holidays—resolve as circumstances warrant.
• Patrol property daily to identify areas in need of cleaning; remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas.
• Walk the grounds and common areas daily; remove litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.

• High school diploma or GED required.
• Two years of maintenance or construction experience.
• One year of experience as a full‑charge residential maintenance technician preferred.
• One year of introductory supervisory experience and above‑average motivation preferred.
• Knowledge of OSHA rules and regulations preferred.
• EPA certification preferred.
• HVAC certification preferred.
• Must be able to work a flex schedule and be on‑call for emergencies on weekends, evenings, and holidays.
• Requires the ability to read, speak and comprehend the English language.
• Proficiency in performing plumbing, electric and machinery repair.
• Ability to follow direction and work independently.
• Advanced troubleshooting and problem‑solving skills.
• Ability to work in a fast‑paced, action‑oriented environment.

• Must have hand tools.
• ANSI approved steel‑toe shoes/composite.
• Must have a valid Driver’s License.
• Must have reliable transportation.
• Willing to assist with other properties within the portfolio and surrounding portfolios as needed.
• Willing to travel up to 10–20% of the time.
