Estimator / Project Manager – Commercial Construction

As we continue to grow, we are seeking an Estimator / Project Manager to join our team. This hybrid role is ideal for a construction professional who excels at both preconstruction estimating and hands‑on project management, guiding commercial construction projects from bid through closeout.

Position Summary

The Estimator / Project Manager is responsible for preparing accurate and competitive cost estimates while also managing awarded projects through all phases of construction. This position plays a critical role in ensuring projects are properly scoped, budgeted, scheduled, and executed in accordance with company standards, client expectations, and safety requirements.

Key Responsibilities Estimating and Preconstruction
  • Conduct site visits to assess existing conditions and support accurate estimating for commercial construction and architectural millwork projects.
  • Prepare detailed and comprehensive cost estimates, including labor, materials, equipment, subcontractors, and general conditions.
  • Develop project proposals, bids, and contract documents.
  • Define and clearly document scopes of work for subcontractors and suppliers.
  • Solicit, analyze, level, and negotiate subcontractor and vendor proposals.
  • Present estimates to clients and assist with bid reviews, value engineering, and contract negotiations.
  • Support business development efforts by providing timely and accurate pricing.
Project Management
  • Transition awarded projects from estimating to execution, ensuring a clear handoff of scope, budget, and assumptions.
  • Serve as the primary point of contact for clients, architects, engineers, and subcontractors throughout the project lifecycle.
  • Develop and manage project schedules, budgets, and work plans.
  • Coordinate subcontractors, suppliers, inspections, and deliveries.
  • Track project costs, change orders, and billing to ensure financial performance aligns with budget and forecasts.
  • Review submittals, RFIs, and change requests in coordination with design teams and field staff.
  • Conduct project meetings and provide regular progress updates to internal leadership and clients.
  • Ensure compliance with safety requirements, company policies, and applicable codes and regulations.
  • Manage project closeout, including punch lists, warranties, as‑builts, and final documentation.
Qualifications
  • Degree in Construction Management, Engineering, or a related field (or equivalent professional experience).
  • Proven experience in commercial construction estimating and project management
    .
  • Experience with architectural millwork estimating or coordination is a strong plus.
  • Proficiency with construction software such as Procore, Bluebeam, On‑Screen Takeoff, Building Connected, Sage, or similar platforms.
  • Strong understanding of construction means and methods.
  • Ability to manage multiple projects simultaneously while meeting deadlines.
  • Excellent organizational, probl m-solving, and decision‑making skills.
  • Strong communication and interpersonal skills with clients, subcontractors, and internal teams.
  • High level of integrity, accountability, and commitment to quality.
