Lead the financial management of affordable housing and real estate development projects, overseeing project finance, budgeting, forecasting, accounting, compliance, debt management, acquisitions, and financial reporting. Partner closely with Real Estate Development and Property Management teams to support acquisitions, development projects, and strategic decision-making.
Core Responsibilities- Manage financial operations for affordable housing and real estate development projects from acquisition through stabilization and permanent financing.
- Review and analyze acquisition pro formas, development budgets, cash flow models, forecasts, and financial scenarios.
- Oversee budgeting, accounting, financial reporting, audits, tax schedules, compliance reporting, and internal controls.
- Manage complex affordable housing financing structures, including:
- LIHTC (4% and 9%)
- Tax-exempt bonds
- Construction and permanent loans
- Grants, subsidies, and other public funding sources
- Oversee construction draws, lender and investor reporting, cost certifications, loan closings, and debt management.
- Monitor project performance, identify financial risks and funding gaps, and provide recommendations to leadership.
- Develop financial KPIs, reporting tools, and forecasting models to support strategic initiatives.
- Supervise and develop finance staff.
- Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business, or related field.
- 7+ years of finance/accounting experience, preferably in:
- Affordable housing
- Project finance
- Hands-on experience with affordable housing financing programs, particularly LIHTC, construction financing, and complex capital stacks.
- 3+ years of people management experience.
- Strong financial modeling and pro forma development.
- Advanced budgeting, forecasting, and cash flow analysis.
- Knowledge of GAAP and financial reporting.
- Experience with Yardi and/or Sage.
- Advanced Excel skills.
