SUMMARY:Under general direction, the Facilities Maintenance Tech II is responsible for the upkeep of Town facilities and performs advanced maintenance and repair tasks such as plumbing, carpentry, remodeling, electrical, and other craft work to maintain the Town’s facilities, buildings, and structures.
ESSENTIAL DUTIES AND RESPONSIBILITIES:Maintenance
- Perform preventative and routine maintenance and repairs to Town owned facilities
- Install or replace electrical switches, outlets, light fixtures, light bulbs, and ballasts
- Perform basic plumbing tasks; unclog drains, replace faucets, perform minor toilet repairs
- Perform carpentry tasks; builds new structures as approved
- Perform basic appliance diagnosis appliances and repair
- Perform general groundskeeping and upkeep of property cleanliness
- Ensure repair compliance with appropriate safety practices and procedures with applicable federal, state, and local codes, regulations, and requirements
- Inspect buildings, equipment, and systems and confirm work specifications with Town Building Codes, fire codes, and Design Guidelines
- Identify repairs requiring professional trade technicians
- Maintain Town parking meters and parking garage infrastructure
- Respond to resident requests for apartment maintenance; prepare rental units for new residents
- Troubleshoot to determine necessary repairs and reports issues to supervisor
- Follow assigned workplans, repair, and preventative maintenance schedules
- Operate a variety of machinery, equipment and tools including saws, routers, drillers, sanders, planers, drill presses, and various hand tools
- Perform custodial duties
- Perform snow removal duties; operate snow removal equipment
- Respond to citizen inquiries about Town managed facilities
- Other tasks and special projects as assigned
- Utilize software to complete and maintain accurate record of maintenance requests
- Maintain receipts and records of purchases
- Complete basic records such as work orders, timesheets, and accident reports; makes oral and written reports
- Follow the Town’s Safety Policies; work safely to prevent accidents
- Report unsafe working conditions, acts, accidents, and injuries to supervisor
- Wear proper protective equipment while performing job duties
High school diploma or equivalent;
Valid Driver’s License; three (3) years’ experience in maintenance or experience in one or more construction trades or any equivalent training and experience required, and certificate in HVAC and building maintenance preferred; ability to obtain First Aid and CPR certification in six (6) months.
Skills And Abilities
Required Knowledge of:
Appliance repair, HVAC, intermediate to advanced plumbing; intermediate to advanced electrical; intermediate to advanced carpentry, painting, wall, and baseboard preparation; sheetrock and drywall patching; trade tools, equipment, materials, methods, and techniques used in skilled and general maintenance and repair involving at least one of the following: electrical, heating and air conditioning, locksmithing, plumbing, carpentry, or painting; appropriate health and safety precautions and procedures;
measuring and calculating angles, lengths, and volumes;
Town building codes.
Problem-solving, establishing and maintaining effective and cooperative working relationships with employees; written and oral communication, ability to maintain a professional demeanor under stress and during frequent interruptions, organization and prioritizing tasks; attention to detail; reading and interpreting work from manuals, blueprints, drawings, or oral instruction; ability to perform work independently and under supervision; safe driving practices.
Environmental FactorsWork is performed both indoors and outdoors in and around Town’s buildings and facilities, with exposure to hot and cold temperatures, dust, grease, chemicals, odors, and high UV rays. Hazards present in this position are inherent in occupation areas including HVAC, electrical, plumbing, and carpentry. Moderate noise levels.
Physical FactorsWhile performing the duties of this job, is required to stand or walk a majority of the time; frequently lifts, carries, pushes, or pulls up to 100lbs and uses a dolly or other equipment to carry in excess of 100lbs; may be required to lift heavy and awkward objects, up to 50 lbs, from ground level to waist level or higher either on solid ground or while balancing (example: ladder);
frequently climbs, balances, stoops, kneels, crouches, crawls, reaches, and handles while performing duties in camped and unconventional work areas. Ability to drive safely and operate a Town vehicle.
