Maintenance Technician II

Invitation Homes is seeking a Maintenance Technician II to support our single-family rental homes. In this field-based role, you will perform intermediate-level repairs, troubleshooting, and preventive maintenance on residential systems, including HVAC, plumbing, electrical, carpentry, and appliances. You'll respond to work orders, complete turns between residents, ensure safety and code compliance, and document work in our maintenance systems. Partnering with local operations and vendors, you will deliver timely, high-quality service that enhances resident satisfaction and home quality while contributing to a performance-driven, service-oriented culture.

Responsibilities

• Perform intermediate-level maintenance and repairs on single-family rental homes
• Troubleshoot and repair basic HVAC, plumbing, electrical, carpentry, and appliance issues
• Complete resident work orders and ensure timely, high-quality resolution
• Support make-ready and turn processes between residents, including general repairs and cleaning tasks
• Conduct routine inspections and preventive maintenance to ensure safety and code compliance
• Document work performed in maintenance systems with accurate notes, time, and materials used
• Collaborate with property management, vendors, and other technicians to prioritize and complete work
• Maintain tools, equipment, and company vehicle in safe, clean, and operable condition
• Provide professional, courteous service to residents, supporting high satisfaction scores
• Follow all safety policies, procedures, and regulatory requirements while working in the field
