Construction Project Manager - Ground Up
Lead and deliver ground-up commercial, institutional, and multi-family construction projects from preconstruction through closeout. The Construction Project Manager is responsible for overall project performance schedule, budget, quality, safety, and client satisfaction by coordinating design, procurement, subcontractors, field operations, and commissioning. This role requires strong construction management experience, detail-oriented scheduling and estimating skills, and the ability to manage risk and drive projects to timely, profitable completion.
Key Responsibilities
- Manage all phases of ground-up construction projects including preconstruction, procurement, construction, commissioning, and closeout.
- Develop, maintain and update CPM schedules using Primavera P6 and Microsoft Project; monitor critical path, milestones, and float.
- Prepare and validate cost estimates, budgets and forecasts; perform quantity takeoffs and value engineering to optimize project costs.
- Administer contracts and subcontracts, manage procurement, qualifications, scopes of work and vendor performance.
- Oversee subcontractor selection, coordination and on-site performance; conduct pre-construction and coordination meetings.
- Manage change orders, RFIs, submittals and contract amendments; ensure timely turnaround and resolution.
- Review and coordinate shop drawings, vendor data and submittals; integrate into construction sequence and BIM models.
- Coordinate MEP installation and trade interface; work with BIM/Revit/Navisworks for clash detection and model coordination.
- Implement QA/QC programs and site inspections to ensure compliance with design, specifications and codes (IBC/local codes).
- Develop and enforce site safety plans and OSHA compliance, lead safety meetings and audits.
- Supervise site layout, earthworks, foundations, concrete formwork & finishing, steel erection and related field operations.
- Lead commissioning and systems turn-over activities; coordinate start-up, testing, training and owner acceptance.
- Maintain accurate field reporting and daily logs (Procore, Plan Grid or equivalent); track manpower, equipment and productivity.
- Manage project closeout including punch lists, warranties, O&M manuals, as-built drawings and final lien releases.
- Identify, document and mitigate project risks and claims; work with legal/insurance as necessary to resolve disputes.
- Communicate regularly with owners, architects, engineers and stakeholders; provide executive updates, progress reports and forecasted outcomes.
- Drive continuous improvement by applying lessons learned, cost-saving opportunities and sustainable/LEED construction practices.
Qualifications
- Bachelors degree in Construction Management, Civil Engineering, Architecture or related field; or equivalent experience.
- Minimum 7+ years proven experience managing ground-up construction projects (commercial, institutional or multi-family).
- Demonstrated proficiency with CPM scheduling (Primavera P6 preferred) and Microsoft Project.
- Strong cost estimating and quantity takeoff skills; experience with estimating software (Sage Estimating, Bluebeam) and quantity surveying.
- Proven experience with contract administration, procurement, subcontractor management and change order control.
- Working knowledge of MEP coordination, shop drawing review and BIM coordination using Revit and Navisworks.
- Experience with construction management platforms (Procore, Plan Grid) and field reporting/daily reports.
- Solid understanding of foundations & earthworks, concrete formwork & finishing, steel erection and site layout.
- Familiarity with commissioning processes, building codes (IBC and local), permitting and permit expediting.
- Thorough understanding of OSHA site safety requirements and proven safety leadership on-site.
- Experience with cost control, budget management, value engineering and claims & risk management.
- Excellent leadership, communication, stakeholder management and team-building skills.
- Ability to read drawings, specifications and to travel frequently to job sites; valid drivers license.
- Professional certifications such as PMP, CCM, LEED AP or OSHA 30 desirable.
