Building Operator – Etobicoke General Hospital
Equans is looking for a Building Operator for the Etobicoke General Hospital.
Job Summary
Reporting directly to the Facility Manager, the Building Operator will respond to all maintenance and building system work order requests and perform all regulatory, demand, and routine maintenance to ensure a consistent level of building performance. The Building Operator will provide leadership and guidance in all areas including operational management, safety, efficiency, and environmental standards. This position involves shift work between days, afternoons, and nights on a rotation basis to meet the facility’s 24/7 operational requirements.
Responsibilities
Ensure the execution of all preventative and demand maintenance tasks as prescribed on all equipment and systems.
Work closely with occupants, contractors, and other building operators to ensure safe and efficient building operation.
Ensure all health, safety, and security procedures are adhered to onsite and reported to the appropriate parties in a timely manner to limit exposure to liability and loss.
Operate and maintain all aspects of building operations including BAS, VAV, HVAC, Mechanical, Plumbing, Life Safety, operating systems, and equipment in a safe manner and in compliance with all applicable codes and regulations.
Conduct inspections/tests on all site mechanical, HVAC systems, generators and related equipment.
Take daily/weekly/monthly meter readings of all major equipment (air supply temperatures, water temperatures, pressure readings, water meter, gas meter, electrical meter) and document and report irregularities.
Maintain, repair, troubleshoot, and implement solutions for air handlers, VAV boxes, heat exchangers, pumps, controls, and monitoring.
Assist in testing fire protection equipment and systems at recommended intervals to ensure compliance with legislative and P3 requirements and record inspections and findings.
Assist in conducting required fire drills.
Ensure service contractor and visitors wear required PPE, adhere to safety protocols and are adequately supervised when on site.
Respond to occupant concerns promptly and resolve issues within contractual requirements.
Record and report services performed in the CMMS system.
Conduct preventative maintenance checks of all areas including interior, exterior, snow melt walkways, and roof inspections and report findings.
Maintain shop/equipment inventory.
Assist the Facility Manager in preparing the building operating budget relating to equipment and inventories.
Oversee mechanical equipment orientation, startup, monitoring, and efficient operation.
Respond to requests from clients, assign trade/operators in a timely manner.
Read and interpret drawings and control schematics.
Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained.
Complete all additional tasks required by the immediate supervisor, including seasonal building requirements such as painting, cleaning, snow removal, and landscaping.
Requirements / Qualifications
College Diploma, Trade Certificate or equivalent.
Building Environmental System (BES Class I & II) Certification.
Mechanical/Building Automation background.
Plumbing experience.
Experience in operation and maintenance of complex building systems, including VAV, HVAC, mechanical systems, controls, and plumbing.
Computer literacy and MS Office skills.
Knowledge of computerized maintenance programs (CMMS).
Experience with operation and maintenance of all HVAC, Steam, Water systems, ADOs, Pneumatic Tube Systems in healthcare or public facilities.
Ability to pass all background checks and security screenings.
