OverviewSupervises and coordinates the daily operations of a high‑complexity apartment community, multiple apartment communities (large number of units), and/or mixed‑use community (retail, parking, office). Responsibilities include general administration, leasing, occupancy, property maintenance, performance management to maximize net operating income without compromising quality, regulatory compliance, communication with the Corporate Office, performance evaluations, emergency response coordination, training of associates, purchasing, budgeting, variance reporting, marketing plan development, promotional coordination, affirmative marketing procedures, leasing approvals, rent collection, move‑in/out inspections, and capital improvement coordination.
Responsibilities- Maintain physical assets and property performance to achieve highest net operating income.
- Ensure regulatory compliance and company policies are understood by associates.
- Establish communication system between property associates and the Corporate Office.
- Complete performance evaluations and ensure high professionalism.
- Respond to emergencies and coordinate with Regional Managers or agencies.
- Train and supervise property associates on PC‑based management software.
- Prepare purchase orders, approve expenditures, and review vendor contracts.
- Assist in preparing the annual operating budget, monthly results, and variance reports.
- Develop and implement marketing plans, coordinate advertising, and manage marketing goals.
- Approve applicants for residency, manage leasing documents, application fees, and deposits.
- Collect and verify rent, deposit funds, and pursue delinquent collections or eviction procedures.
- Conduct move‑in and move‑out inspections, prepare related documents, and maintain records.
- Coordinate maintenance programs, capital improvement projects, and respond to resident requests.
- Undergraduate degree or high school diploma/GED in General Studies, or associate degree in 2‑year General Studies.
- 5–7years of supervisory and property management experience within multifamily.
- 5–7years of preferred multi‑site management experience.
- Preferred certifications:
Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (IREM), or Certified Property Manager (CAM). - Required skills:
fair housing laws, affordable housing programs, Microsoft Office Suite. - Preferred skills:
Yardi, LRO, leadership/supervisory skills, landlord/tenant knowledge.
Annual salary: $109,000–$152,460, commensurate with experience.
