Position: Maintenance Technician - Meadowlawn Apartments

Job Description Summary

Meadowlawn Apartments has an immediate opening for an experienced Maintenance Technician! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Technician plays a critical role in our success.

Meadowlawn Apartments is an established 9-hole golf course community located in Eugene with easy access to Hwy 22 and I-5. Our primarily 55+ community embraces a serene feel complemented with monthly resident events and 39 different floor plans.

Day-to-Day Responsibilities
  • Being part of a team and having fun while providing excellent customer service
  • Complete resident service requests and repairs in a timely manner (including appliance repairs)
  • Prepare apartments for new move-ins by completing the “make‑ready” process
  • Maintain cleanliness of exterior buildings and parking areas
  • Assist with vendor management and other duties
  • Perform routine maintenance and inspections for equipment
Essential Responsibilities
  • Complete assigned work orders generated from resident requests and perform preventive maintenance, diagnosing defects and making repairs in accordance with policies and safety standards.
  • Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools and other items from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Complete documentation and other paperwork accurately and on time so service requests are properly documented and tracked.
  • Assist in maintaining grounds, common areas and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing parts when possible, avoiding waste, and practicing correct use of tools and equipment.
  • Other Responsibilities
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents promptly.
  • Periodically inspect contractor work to verify that materials and services meet quality standards, scope and specifications.
  • Service Technician
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns and communicate them to management.
  • Physical Demands
    • Stand, walk and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
    • Work inside and outside in all weather conditions.
    • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
    • Travel may be required to assist other properties, attend training, business meetings or other necessary activities.
    • Work a flexible schedule, including call time during evenings, weekends and holidays.
    Required Licenses or Certifications
    • EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians).
    • All certifications required by State and Local jurisdictions (for all Service Technicians).
    • Valid driver’s license to operate a golf cart on property, if applicable.
    Hourly Range

    $20.00 - $25.00

    Additional Compensation
    • Corporate Positions:
      May be eligible to participate in quarterly or annual bonus programs based on individual and company performance.
    • Onsite Property Positions:
      May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
