Description
Our national multi‑family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make‑ready, preventive maintenance, and construction/rehabilitation projects for an apartment community. The Service Manager leads the maintenance staff, sets the example, and is available to handle groundskeeping and/or pool duties as needed.

Reports ToCommunity Manager and Regional Maintenance Supervisor
SupervisesUnder direction from the Community Manager, supervises all maintenance personnel, including housekeeper.
Essential Functions- Supervise, train, and schedule maintenance activities for the apartment community and maintenance staff under the direction of the Community Manager.
- Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
- Coordinate, schedule and prepare vacant apartment units for move‑in.
- Coordinate and schedule appropriate safety and skills training for maintenance employees.
- Identify and correct hazardous property conditions that could place the property in a liable position.
- Order supplies and manage the maintenance budget.
- Coordinate, schedule, and perform preventive maintenance on equipment and units.
Required Education and Training
- High‑school diploma or equivalent.
- Five years of multi‑family experience or an equivalent combination of education, training, and experience.
Training, Certificates, and Association Memberships
- EPA Section 608 (HVAC/Freon Recovery certification) required.
- Certifications/permits required by City or State.
- Training in boiler repair, plumbing, and mold detection/resolution required.
- Certified Apartment Maintenance Technician (CAMT) preferred.
- Certified Pool Operator (CPO) required.
Knowledge, Skills, and Abilities
- Proficient in plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry, electrical repair, and all facets of apartment make‑ready.
- Ability to operate common maintenance tools and equipment such as key machines, augers, lead detectors, amplifiers, volt meters, recovery machines, manifold gauges, charging cylinders, steam cleaners, spray paint rigs, electric saws, cordless screwdrivers, drills, air conditioners, boilers, water heaters, chlorine test kits, and various hand tools.
- Good judgment and common sense to carry out instructions and plans.
- Excellent interpersonal skills for interacting with residents, vendors, contractors, and employees.
- Reading and writing in English to interpret diagrams, meters, and instructions, and to write reports.
- Proficiency in property management software and Microsoft Office.
- Experience with compressor diagnosis, fire sprinklers, and irrigation systems preferred.
- Basic knowledge of OSHA requirements and local, city, and state ordinances.
- Must supply own hand tools.
