Job Summary

Responsibilities include preparation of vacant apartment homes for move‑ins and ensuring that established standards are met and apartments are turned in a timely manner. When needed, will assist with pool maintenance and grounds keeping.

• Prepare vacant apartment homes for move‑in.
• Review the make‑ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
• Make all repairs and replacements necessary for a unit to be occupied as outlined on the make‑ready checklist.
• Apply touch‑up and full paint as needed to interior and exterior of apartment homes.
• Clean out all trash from apartment homes before, during and after make‑ready activity.
• Inspect completed apartment homes and schedule any necessary follow‑up work before designating the unit as “Ready.”

• High school diploma or equivalent preferred.

• Certifications as required by State and Local Jurisdictions.

• Must be skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices.
• May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs, and all facets of apartment make‑ready.
• Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.
• Must be able to apply common sense and understanding to carry out instructions and plans.
• Will interact with vendors, contractors, clients, and all levels of employees; therefore must possess excellent interpersonal skills.
• Must be able to read and write in English to understand diagrams, meter readings, instructions, etc.
• Must have basic knowledge of Fair Housing Laws, OSHA Requirements, and EEOC regulations.
• Must supply own tools.
