• Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turnover, cleaning of grounds and common areas.
• Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
• Conduct regular safety inspections of the property, correct unsafe practices or situations, and train all staff in correct handling of chemicals, supplies, and equipment.
• Participate in department or regional meetings and community events; lead safety and department meetings with staff members.
• Coordinate with vendors and contractors for installation, maintenance, and repair work.
• Maintain budget for the department; ensure projects and scheduling fall within budgetary guidelines.
• Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality, conformance, and cost.
• Purchase and order maintenance supplies, materials, and appliances efficiently and cost‑effectively; keep inventory appropriately stocked.
• Ensure service requests are assigned and completed within required time frames.
• Ensure maintenance projects meet Willow Bridge Property Company’s quality standards.
• Maintain and update all assigned service requests using Yardi Mobile until closed.
• Provide troubleshooting and training to maintenance staff on specific trades (e.g., thermocouples, motor controls, fire alarms, plumbing, etc.).
• Adhere to all company safety policies and OSHA regulations, and enforce a safe work environment.

• Minimum 5 years of related maintenance experience; property management experience preferred.
• Proven ability to supervise and lead a large team.
• Advanced knowledge of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• HVAC and EPA certifications preferred.
• Effective communication with management teams, partners, subordinates, vendors, and residents.
• Basic computer skills; proficient with mobile devices and PCs.
• Valid license may be required.
• Available for regular on‑call and emergency work; able to work off‑hours and overtime as needed.
• Capability to lift up to 50 lbs.

Typical base compensation range: $80,000 to $86,000 per year USD.
