Overview
Maintenance Supervisor – The Maintenance Supervisor is responsible for maintaining this apartment community with 190 apartment homes in Everett, MA. The role covers all aspects of the physical maintenance of the property, aiming to maximize value through systemized operations, maintain a first-class appearance and curb appeal, create a safe environment for residents and employees, service all equipment, and provide excellent, 24-hour maintenance service.
The Maintenance Supervisor oversees physical assets, general maintenance repairs, apartment make-readies, preventative maintenance, and construction or rehabilitation projects in alignment with company goals. The position enforces staff compliance with company policies and procedures and collaborates with the property management team to ensure high standards of property maintenance and resident satisfaction.
- Overseeing all aspects of physical maintenance operations at the property
- Supervising and leading the maintenance team while enforcing company policies and procedures
- Recognizing potential problems and taking appropriate action
- Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
- Assigning and completing work orders in a timely manner
- Managing apartment make-readies and turn-over processes to ensure units are rent-ready
- Conducting preventative maintenance programs to protect property assets
- Overseeing construction or rehabilitation projects as needed
- Handling resident complaints/problems with professionalism and urgency
- Maintaining first-class property appearance with excellent curb appeal
- Ensuring all equipment is properly maintained and serviced
- Providing 24-hour emergency maintenance service and on-call availability
- Operating within OSHA standards and company safety policies
- Securing the maintenance shop at all times
- Managing maintenance budget and inventory control
- Training and developing maintenance staff
- 3-5 years of maintenance experience with at least 1-2 years in a supervisory role preferred
- Strong proficiency in HVAC, plumbing, electrical and appliance repair
- Knowledge of construction, renovation and project management
- Leadership skills with ability to supervise, train and motivate maintenance team
- Understanding of OSHA standards and safety regulations
- Strong organizational and time management skills
- Availability for emergency situations at the property, including an on-call rotation
- Personal, reliable transportation to get to work and respond to on-call emergencies
- Excellent communication skills both written and verbal
- Basic computer skills and comfort using various software, apps and computer programs
- Ability to read and interpret blueprints, schematics and technical manuals
- Valid driver's license and clean driving record
