About the Opportunity
Winn Companies is in search of a dynamic Senior Property Manager II to join our team at The Neighborhood Developers Portfolio
, an 852-unit affordable housing community located in Chelsea, Revere, and Everett, MA.
In this role, you will plan, control, and direct the daily operations of several affordable housing communities. You will primarily oversee Chelsea Legacy and 25 Sixth Street as the acting Property Manager. As the on-site Property Manager, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff, including Property Managers, either directly or indirectly.
Please note that the pay range for this position is $110,000 - $120,000 annually.
Additionally, the selected candidate will typically work:
Monday through Friday, from 8:00 AM to 5:00 PM. This role requires availability for on-call activity during off-hours for urgent needs.
- Prepare the property’s annual budget for approval by senior management.
- Provide reporting and monthly variance reporting, as well as deliver presentations to clients.
- Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
- Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Ren Collection guidelines.
- Through management of staff, collaborate with senior management to establish appropriate rent levels.
- Review rent schedules; oversee preparation and submittal of increases and renewals.
- Lead the property team to maintain optimum level of occupancy.
- Process timely and accurate move-ins, move-outs, recertifications and renewals.
- Approve rental applications adhering to property standards and all appropriate agency standards.
- Follow company marketing policies and reporting requirements.
- Provide oversight of property tenant files.
- Ensure they are organized, complete and accurate.
- Ensure that Property Software Data is accurate at alltimes.
- Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
- Ensure the property and grounds are well maintained.
- Direct maintenance teamto implement maintenance programs and controls.
- Report property incidents, accidents and injuries in accordance with company policy.
- Resolve Resident issues and conflicts timely and in accordance with site guidelines.
- Use company directives to screen, hire, and train new personnel.
- Promote staff efficiency and engagement through ongoing company and industry trainings, instruction,and leadership.
- Use the company’s Professional Development Program (PDP) to develop, train andengage site employees.
- Conduct weekly staff meetings.
- Understand, train and embody Winn Guiding Principles.
- Provide interface and information flow in all insurance and liability issues.
- High school diploma or GED equivalent.
- 5-8 years of relevant work experience.
- 3-5 years of supervisory experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Knowledge of LIHTC and HUD regulations.
- Knowledge of property management and landlord/tenant laws.
- Strong supervisory/managerial skills.
- Excellent customer service skills.
- Outstanding verbal and written communication skills.
- Flexibility to adapt to various situations and business needs.
- Ability toresolve complex issues.
- Experience with varied computer systems, including web-based applications, Microsoft Office Suite, and property management software (Yardi, Real Page, etc.)
- Flexibility to be on-call for after-hours emergencies.
- A valid Driver’s Licensein good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- NAHP – CPL, SHCM, CAM (MA - C3P) designations.
- CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
- Bachelor's degree.
- Knowledge of LIHTC and HUD regulations.
- Experience with Yardi property management software.
- Knowledge of Marketing/Leasing techniques.
