CommunityManager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. This role manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, the manager supervises all aspects of the property and staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Responsibilities- Minimum of 2 years experience with affordable housing programs (e.g., LIHTC, HUD, Section 8, Section 236, PRAC, 811 PRA, USDA, HCD, HOME Funds and Bonds).
- Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations is preferred but not required.
- Personnel Management: regular/daily onsite attendance, screen, hire, train, coach, and develop on‑site staff; ensure staff compliance with training benchmarks; manage staff schedules and assignments; address performance problems and departures.
- Financial Management: achieve highest possible net operating income through cost control and revenue/leasing improvement; develop yearly operating budgets/forecasts; reconcile deposits, rent collections, charges, and vendor invoices; ensure accurate property closeout and ownership financial reports.
- Strategic Leasing Management: develop yearly marketing plan, use effective leasing techniques, manage resident complaints, and implement resident retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting, lead emergency response, monitor maintenance service requests and turnaround; maintain property appearance, manage repairs, and oversee maintenance, construction, and rehabilitation activities.
- High School Diploma or Equivalent;
Bachelor’s degree preferred, or four years experience in the housing industry, or one‑two years related experience and/or training; or equivalent combination of education and experience. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and understanding of on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular standing, use of hands and arms, speaking and hearing; frequent walking and sitting; occasional stooping, kneeling, crouching, or crawling; occasional lifting of up to 25 pounds.

$80,168.40 per year to $80,168.40 per year
