About the role
The individual for this role thrives on variety and multi-tasking. This role is ideally suited for a well-organized and customer savvy Leasing Consultant that willbe responsible forthe role of two or more assigned properties. The Leasing Specialist will have a designated Property Manager and/or Leasing Manager to coordinate schedule and priorities. The roleis responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals.
Leasing Specialist is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy, to ensure resident retention and client satisfaction by providing the highest level of customer service.
- Generates and manages prospective resident leads.
- Follows up with all prospective residents via phone, mail, or email daily and as quickly as possible.
- Converts prospective phone,emailor text customer leads to scheduled appointments to tour the property.
- Qualifies prospective residents.
- Tours prospective residents andleasesapartment homes.
- Assists with prospective resident applications.
- Maintainsaccurateand detailed records of prospective resident leads by entering applicable information into the computer.
- Provides assistance tocurrent residents and updates communication in their resident file daily.
- Inspects apartments prior to resident move-ins and ensures apartments are in move-in condition by coordinating move-in/out needs and schedules with the maintenance team.
- Orients prospective and current residents to the property.
- Daily walks apartment homes to ensure market readiness and prepare necessary service tickets.
- Daily walks exterior of property and amenities toassistwith ensuring property meets Chapman Management curb appeal standards.
- Completes weekly leasing reports inan accurateandtimelyfashion.
- Stays engaged andmaintainscurrent knowledge and any changesofthe competing communities by shopping and/or visiting the competition onregularbasis.
- Participate in corporate outreach and other marketing programs.
- Enter resident service requests into the computer, conduct follow upand close tickets.
- May be asked toassistwith planning and implementing resident activities in order to increase resident retention
- Assists with ongoing resident relations throughout the occupant’s tenancy by ensuring requests are responded to promptly and accurately.
- Deliver notices to resident apartments as needed.
- Complies with all company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Perform other duties as assigned.
- High school diploma is required.
- A minimum of one year ofprevioussales or customer service experience is preferred.
- One year ofpreviousresidential leasing experience is preferred.
- Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
- LIHTC Experience preferred
- Excellent customer service and interpersonal skills with the ability to relate to others.
- Prior experience in Entrataor another equivalent system is preferred.
- Excellent interpersonal skills to communicate with all levels of management effectively and sensitively.
- Ability to work independently and prioritize effectively in a fast-paced environment witha strong senseof urgency.
- Ability to relay technical concerns with adequate detail, quickly and accurately.
- Capability to read, write,comprehend, and converse in English. Bi-lingual is preferred.
- Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
- Strong organizational and time-management skills.
- Ability to cope with and defuse situations involving angry or difficult people.
- Mustmaintaina valid driver’s license, clean driving record and current auto insurance is required.
- Must comply withall safety requirements.
- Required to complete and successfully pass the Chapman Management Fair Housing, Diversity, and Inclusion Training within the first
30 daysof employment.
Required to maintain a regular schedule which may necessitate working overtime, weekends, and non-traditional holidays.
