Position Overview
Under the direction of the Crew Supervisor for the HVAC Shop, the Repairer is responsible for performing basic repairs and maintenance on various HVAC building systems within campus facilities, including preventative maintenance, filters, belts, hoses, and similar tasks. The Repairer may assist HVAC Mechanics as necessary and may work independently or with other tradespeople.
Responsibilities- Work independently or as a member of the HVAC Shop in the repair and maintenance of HVAC equipment in campus buildings. Repair or replace belts, hoses, and filters as needed. Assist other trades when required.
- Work independently or as a member of the C/M/P/R Shop in the repair and maintenance of buildings, office furniture, screens, storm sashes, frames, windows, ceilings, ceiling tiles, partitions, and other carpentry work. Perform basic repairs of signs, bookshelves, tables, cabinets, desks, drawers, chairs, and other furnishings and equipment. Repair, adjust or replace door closures and hardware. Assist other trades as needed.
- Receive work orders from the Supervisor outlining the work to be done, the time frame, and methods to be used. Maintain accurate records of equipment/materials used, work performed, and time spent.
- Perform preventive maintenance on various building systems as assigned through work orders in the Facilities work order system.
- Conduct documented inspections of mechanical spaces, boiler rooms, rooftop units, common areas, and buildings to assess condition and report findings to the Supervisor.
- Requisition, store, safeguard, and properly use equipment, materials, and supplies. Maintain familiarity with HVAC trades and the instruments and tools used in repairs.
- Prepare and/or work from schematics, sketches, plans, and specifications with accuracy. Read schematics and specifications with minimal assistance. Maintain familiarity with approved trade practices and manufacturers’ recommendations.
- Report observed repair needs to the supervisor in a timely fashion and independently perform repairs when possible.
- Perform other duties as assigned by the supervisor. Assist in emergency situations and take measures as necessary as assigned.
- Carry departmental radio at all times to receive service calls and request assistance.
- Respond to calls for emergency assistance and overtime, both emergency and scheduled, per department protocol.
- Comply with college occupational health, safety, security, and environmental regulations and procedures.
- High School Diploma; minimum of one (1) year of experience in inspection, repair and general maintenance of HVAC systems, appliances, machinery, furnishings, and buildings. Possession of a valid driver’s license in good standing issued by the state of residence is required.
- Knowledge of procedures, methods, equipment, and supplies used in HVAC maintenance of buildings and their systems, fixtures, appliances, and fittings.
- Excellent organizational, analytical, verbal and written communications skills. Ability to read, write, speak, understand, and communicate in English sufficiently to perform the duties of this position. Ability to understand, remember, and carry out oral and written directions and assignments.
- Ability to analyze maintenance and repair problems and address them appropriately or direct others to perform repairs.
- Ability to create and maintain accurate records of work performed, equipment/materials used, and time spent.
- Ability to work from plans, specifications, sketches, and schematics.
- Physical ability to walk distances in all weather conditions, navigate stairs, climb ladders, utilize scaffolding or powered lifts, kneel, and work in tight or high spaces.
- Must be capable of lifting tools, materials, and equipment up to 50 pounds.
- Ability to work in all weather conditions year-round and in environments with limited lighting or extreme temperatures.
- Must be able to read, write, speak, understand, and communicate in English to perform the duties of this position.
- Must be able to move materials in buildings that may not have elevators and rely on stairs.
