Willow Bridge is currently hiring for an experienced Maintenance Supervisor who will be responsible for maintenance operations at a multi‑family residential community. Responsibilities
  • Technical Expertise
    • Ensure make‑readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
    • Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
    • Diagnose and train maintenance staff on various trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, and new and renovated construction) to assess functioning and recommend repair or replacement.
  • Team Leadership
    • Plan, schedule, and supervise the maintenance staff in their daily activities including maintenance, installation, repairs, service requests, turnover work, and cleaning of grounds and common areas.
    • Hire, train, and develop maintenance staff while ensuring company policies, procedures, and safety practices are applied.
    • Communicate effectively within the team, motivating members and clearly conveying expectations and goals.
    • Participate in department, regional meetings and community events; lead safety and department meetings with staff members.
  • Compliance Knowledge
    • Conduct regular safety inspections, correct unsafe practices or situations, and train staff in proper handling of chemicals, supplies, and equipment.
    • Adhere to all company safety policies and ensure employees work in a safe environment.
    • Comply with OSHA regulations and all applicable federal, state, and local laws as well as WBPC’s standard operating procedures and policies.
  • Asset Care & Longevity
    • Coordinate with vendors and contractors for installation, maintenance, and repair work.
    • Ensure service requests, make‑readies, and other projects are completed accurately and timely according to WBPC’s quality standards.
    • Apply preventive care, inspections, and timely repairs to protect the long‑term condition of property assets.
  • Financial Awareness
    • Maintain the department budget, understand the financial impact of maintenance decisions, and adjust approach to stay within budget.
    • Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and conformance to specifications and cost requirements.
    • Purchase and order maintenance supplies, materials, and appliances efficiently and cost‑effectively; maintain appropriate inventory.
Qualifications
  • Minimum of 5 years of related maintenance experience; property management experience preferred.
  • Proven ability to supervise and lead a team.
  • Expert understanding and diagnostic skills in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Preferred certifications: HVAC, EPA, & CPO where applicable.
  • Effective communication and interaction with management, partners, subordinates, vendors, or residents.
  • Proficiency with small hand and power tools, basic electrical, carpentry, painting, and small machinery repair.
  • Basic computer skills (mobile device, PC).
  • Valid driver’s license and ability to operate a motor vehicle.
  • Availability for regular on‑call work assignments, emergency calls, scheduled off‑hours, and overtime as required.
