Project Manager II – Construction & Facilities Management

Pay: $39.91 – $66.51/hour

Location: Onsite in Fairfax, VA

Type: Full-time | Contract / Contract-to-Hire

As a Project Manager II, You Will
  • Lead the design, review, and execution of construction and maintenance projects, including HVAC, electrical, plumbing, life safety, and energy systems.
  • Oversee infrastructure upgrades, renovations, and space planning across commercial facilities.
  • Ensure compliance with the Virginia Uniform Statewide Building Code, Public Facilities Manual, and county ordinances.
  • Review and approve building plans to ensure alignment with operational needs and safety standards.
  • Negotiate and manage contracts, bids, and amendments with vendors and contractors.
  • Coordinate with zoning, code enforcement, and engineering teams to ensure project success.
  • Conduct inspections and audits to maintain safety and performance standards.
  • Prepare and present project reports to senior leadership and county agencies.
Qualifications
  • Bachelor’s degree in Engineering, Construction Management or related area, or equivalent combination of education, training, and recent, relevant industry experience is required.
  • 5+ years managing complex commercial construction projects, including HVAC system design and replacement.
  • Proven experience overseeing full building system replacements in occupied buildings over 100,000 sq. ft., including low-rise and high-rise structures.
  • Strong knowledge of building envelopes, life safety systems, energy conservation, civil and structural elements.
  • Experience with contract administration, project budgeting, and scheduling.
  • Ability to manage multiple projects independently and lead cross-functional teams.
Preferred Qualifications
  • Experience writing Invitations to Bid (ITBs) and managing pre-qualified vendor contracts.
