Overview

The Flats on University, Fairfax, Virginia, United States

The Scion Group is seeking a Maintenance Technician II to respond to maintenance and repair service requests, perform preventive maintenance, prepare apartments for turnovers, and manage supplies in a timely manner. The Maintenance Technician II ensures safety and functionality of the property’s buildings and equipment and provides optimal service to residents and staff. This role operates in a fast-paced, agile environment requiring strong problem solving, technical abilities, and reliable follow-through.

What

We Require
  • High school/GED or trade school diploma with a minimum of 3–5 years of full-time general maintenance experience, or an equivalent combination
  • HVAC certification/EPA 608 certification (Core, Type I, II & III)
  • Certified Pool Operator (CPO), or intention to obtain within six months
  • Clear and effective communication skills
  • Knowledge of key management and security systems
  • Knowledge of safety procedures with a safety-conscious attitude; punctuality and dependability; ability to work under deadlines; flexible schedule to accommodate after-hours and weekend emergencies
  • Valid driver’s license
  • Ability to access computer programs and use/learn basic computer operations related to position requirements (e.g., Entrata, CMMS, Building Automation System, Digital Control System)
  • Ability and willingness to travel when required
  • Ability to stand 8 hours or longer per day and lift up to 100 lbs. as necessary
  • Job location is at the assigned property; travel may be required periodically
  • Serves in an on-call capacity, except during approved PTO periods
Responsibilities
  • Demonstrate proficiency in Building Automation Systems (BAS), Entrata and CMMS for timely logging of service requests and completed work
  • Maintain the physical condition of the property according to The Scion Group’s Standard Operating Procedures, OSHA and industry standards
  • Perform physically demanding work to maintain the asset and property features to minimize liability
  • Operate system monitoring/diagnostics and preventative testing for major building systems (e.g., chilled water systems, AHUs, boilers, boilers, HVAC controls, electrical distribution, elevators, roofs, and related components) and life safety systems
  • Assist in creating emergency and disaster preparedness plans and protocols
  • Maintain key management protocols and security, unlock apartment doors and accompany/escort vendors as needed
  • Coordinate delivery and work schedules with vendors and contractors as approved by the Facilities Supervisor
  • Coordinate maintenance objectives and daily assignments with the Supervisor
  • Diagnose and perform routine maintenance/repair in a timely and professional manner
  • Ensure all service requests are completed daily
  • Document work performed and parts used; submit daily upon completion with legible notes including what was done, supplies used, follow-up needed, date and signature
  • Promote good public relations with residents, service staff, contractors, and management through a positive attitude and resident trust
  • Inspect vacated apartments and record necessary repairs, informing the Facilities Supervisor of needed services
  • Routinely perform duties including basic appliance repair, carpentry, plumbing, painting, electrical and lighting to prepare apartments on time
  • Routinely inspect interior common areas and the exterior of the property to ensure daily upkeep and functioning light fixtures
  • Complete preventive maintenance tasks on equipment and systems to ensure warranty compliance and extended life
  • Clean coils and condensers, lubricate equipment, maintain air filters and perform minor repairs as assigned
  • Maintain parts and supply inventory; keep the shop and storage areas clean and organized
  • Assist with snow removal as required
  • Participate in after-hours emergencies as directed by the supervisor/manager
  • Undertake training related to job duties as deemed necessary
