Position

Project Manager (Full‑time) – Fairfield, NJ

Job Summary

RC Andersen, part of the STO Building Group, seeks a Project Manager to plan and oversee commercial warehouse/industrial projects from estimating and pre‑construction through final completion. The role ensures projects are completed on time and on budget, builds schedules, manages subcontractors, prepares budgets, monitors progress, and keeps clients informed throughout. Projects range from 50,000 SF to 3.7 million SF.

Essential Duties & Responsibilities
  • Ensure quality completion of projects on schedule and within budget.
  • Qualitative review of all contract documents to identify conflicts or interpretation issues and mitigate risk.
  • Review design documents for compliance with specifications and contracts.
  • Complete RFPs, including site investigation and preliminary design.
  • Prepare invitations to bid and solicit competitive trade proposals.
  • Bid projects and write subcontractor scope of work.
  • Award subcontracts, negotiate contract amounts, and write purchase orders.
  • Maintain proper document control and record keeping, submit close‑out documents, including as‑built drawings.
  • Create, maintain and monitor a detailed master project schedule, incorporate actual task start and finish dates, and provide accurate reports.
  • Work with superintendents to maintain schedule, safety and quality control/assurance standards.
  • Proactively address potential issues, respond to and resolve them promptly, and maintain documentation to address claims or disputes.
  • Compile information needed for project status reports, percentage job completions, job costs, and progress of subcontractors.
  • Coordinate final acceptance, including punch‑list completion, commissioning, and warranties.
  • Develop and maintain client trust, maintain close contact to advise status and resolve questions.
  • Identify scope changes, notify client, prepare and submit change orders.
  • Facilitate monthly owner billings, review subcontractor pay requests and process timely.
  • Communicate with executive team regarding progress, difficulties and issues, including design changes, contract alterations and other factors affecting the project.
  • Lead client presentations and project meetings.
  • Conduct site visits/field investigations weekly at minimum.
  • Comply with all safety policies, report concerns, recommend enhancements and support safety culture.
  • Mentor and educate Assistant Project Managers and/or Project Engineers.
Education, Experience & Certifications
  • Degree in Construction Management, Engineering or related field preferred; minimum 4 years of experience managing construction projects from conception to completion for a general contractor. Equivalent education and experience will be considered.
  • Experience in warehouse construction is preferred but not necessary.
  • Essential skills include:
    • Excellent project management and organizational skills (including critical path method); proven ability to deliver a quality project on schedule, within budget, and to client satisfaction.
    • Ability to read and understand drawings, specifications, maps, surveys, mechanical and electrical sheets, schedules, cost reports and other construction documents; understanding of contract provisions.
Salary

$150,000 – $180,000 per annum.

Compensation

Base pay plus discretionary bonus based on company and individual performance.
