Lead sales department through the development and implementation of sales and marketing strategies to achieve profit potentials and sales goal achievement commensurate with Smith Douglas Homes’ objectives. Create strategic marketing plans for new land opportunities, provide product and option recommendations including, establish competitive yet profitable pricing to ensure we’re at or below the pricing of our competition. Pricing should also allow for monthly, quarterly and annual volume and velocity metric goals to be obtained.

Oversee all aspects of sales and marketing.

Essential Functions
  • Oversee management of sales, marketing and closing activity.
  • Ensure regular sales team rallies are being held by sales manager to lead, inspire, and train.
  • Work in tandem with Sales Manager and VP of Construction, VP of Land and Division President to help ensure weekly, monthly and yearly sales and closing goals are met.
  • Monitor and enhance Sales and Marketing team/department performance efficiency to ensure that we’re striving for operational excellence.
  • Assign sales and marketing teams appropriate quotas, sales, closing and traffic goals, and continuously monitor these goals as well as team morale.
  • Manage staffing so that all sales offices have dual coverage for 7 day per week operation.
  • Actively and continually train department team to reach their full potential through company initiatives, prospect and broker outreach, sales and lead conversion training endorsed by the Company as well Company processes and expectations.
  • Continuously challenge department staff with their professional growth.
  • Support Jeff Shore training efforts to give every sales associate the opportunity to get the most from the training, then put the training into practice.
  • Prepare CMAs for new community evaluation. Ensure that competitive information is being collected and assist in analyzing data to secure market share and positioning is meeting expectations.
  • Establish a strategic sales and marketing plan timed so that New Home Sales Counselors can begin selling into a new community 60 days prior to first home starts
  • Provide input of on-site and off-site marketing as well as Model Home decorating coordination.
  • Recruit, hire, train, manage Sales Manager, Marketing Coordinator and Closing Coordinator.
  • Act as liaison between sales manager, homeowners, production manager, office staff and other management team members to resolve issues, concerns, and questions to ensure the Company objective of 100% total customer satisfaction of both internal and external customers.
  • Work with Construction and Land management to stay knowledgeable with lot releases, development issues, and construction restraints to properly instruct Sales Manager.
  • Participate in community reviews.
  • Initiate the Start Up and Close Out process of communities for effective communication to all parties.
  • Lead the department’s team to continuously improve strategies on how to assist in the efficiency of our homebuilding process and stay current with all product development changes.
  • Monitor the communities, sales offices, model homes and spec homes for assurance in meeting the Company standards.
  • Lead signage campaigns for all communities to ensure potential customers can find our communities- create expectation that the New Home Sales Counselors are to monitor the signs to be sure they stay up and in good repair.
  • Ensure all communities are properly represented on websites and approved Social Media platforms (Smith Douglas, Zillow, , etc.)
Education
  • Bachelor's degree preferred
  • Alabama and Florida Real Estate Brokers licenses
Experience
  • Minimum 3 - 5 years new home sales management experience
  • 5+ years sales experience in the homebuilding industry
  • Proven experience coaching and training sales agents in a production homebuilding environment
  • Strong understanding of the sales process and selling cycle as it relates to the new home sales environment
  • Strong coaching and mentoring skills
  • Effective at providing detailed and specific feedback to direct reports and driving for results
  • Specific training in sales and marketing techniques or job-related experience
