Operations Manager, Program / Project Manager
POSITION SUMMARY
Reports to the Chief Operating Officer, the Facilities Manager plays a significant role in the delivery of facilities services across the district with primary responsibility of the new BMC Durfee High School. Responsibilities include supporting the high school's operations as well as providing additional managerial oversight for the district's maintenance staff.
QUALIFICATIONS- Bachelor's degree and/or equivalent with 7+ years of related facilities experience, including at least 3 years of supervision of facilities work/trades crew/staff. Licensed in a trade desirable.
- Knowledge of facilities, building systems, construction and IT terminology strongly desired.
- Experience supervising and effectively collaborating with professionals at varying levels of responsibility and skills. Ability to evaluate, select and manage appropriate vendors for services.
- Knowledge of OSHA regulations, building codes, environmental agency requirements, life safety standards, etc. required.
- Must possess excellent decision making and organizational skills. Ability to exercise good judgment and discretion with sensitive and confidential materials
- Ability to communicate well in verbal and written form is essential. Demonstrated professionalism in
interactions with faculty, staff and students, public officials, contractors, and the general public. - Strong interpersonal skills. Ability to work well and build relationships with other department employees and vendors.
- Self-motivated and takes initiative to resolve problems. Must be able to meet deadlines in a fast paced environment. Attention to detail is a must.
Chief Operating Officer
RESPONSIBILITIES (Supervise Services, Manages and Directs)Ensures the efficient operations of the high school's major building systems such as electrical, mechanical, plumbing, HVAC etc. This includes attending training, daily monitoring and problem resolution.
- Administers the building energy management systems to control and monitor building systems such as HVAC, lighting and other systems to coincide with events/schedules.
- Regularly reviews utility trends and consumption and offers ideas for energy conservation opportunities and efficiency improvements.
- Manages energy audits / technical analyses for improving O&M, enhancing building automation and energy management systems through software programming ensuring accurate energy metering.
- Monitors all project work in the building and acts as liaison between staff and contractors, ensuring continuity of information sharing.
- Regularly tours buildings to ensure facilities are maintained up to school standards.
- Review work areas for cleanliness and proper work techniques on multiple shifts.
- Participates in the review and hiring of staff.
- Proficient and assists in administering the Facility Management system. Ensure staff use and reviews generated reports to ensure departmental goals for work order completion rates and response time are being met and/or exceeded.
- Assists with implementation of Health and Safety programs including required training.
- Handles procurement of all services, parts, equipment and supplies to maintain stock of all items needed for the building.
- Along with the Chief Operating Officer, administers a preventative maintenance program for the entire District.
- Continues to foster and create a team atmosphere within the staff with a focus on customer service and team ownership of the building.
- Regularly evaluates staffing and organizational structure and provides recommendations to the Chief Operating Officer. Assists in development of staffing plans and work assignments.
- Collaborates with Operations staff and attends meetings as needed.
- Interact with building Principals to understand the needs & provide both strategic & immediate response to operational issues.
Some exposure to extreme degrees of heat or cold, noise, dust and dirt, areas requiring infection control. Ability to meet deadlines and make sound decisions, sometimes under stress. Work whatever hours are necessary to maintain facility in a safe manner including weekends and nights.
Physical DemandsSits; stands; bends; kneels; climbs stairs, ladders, and equipment; has a good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.
SALARY AND TERMS OF EMPLOYMENTSalary and benefits, length of the work year, and hours according to individual contract. Salary Range: 70,000 to 80,000.
