Job Overview
At Cumming Group, you will be a Senior Project Manager (Hospitality) based on‑site in Portland, Maine. You will work on luxury hospitality and residential projects as part of our rapidly growing Program & Project Management team. This client‑facing role requires you to manage each project as if you owned it, providing integrated cost management, project scheduling, and program oversight.
Responsibilities- Plan, manage, and coordinate all aspects of the project schedule, scope, and cost.
- Value‑engineer the project by identifying savings opportunities and ensuring material substitutions are acceptable.
- Communicate with and manage project stakeholders.
- Prepare the Project Management Plan and fee budget/proposal at the outset of each project.
- Evaluate documents and convey the client’s goals and expectations to the project team.
- Develop and communicate action plans that guide the team throughout the project, beginning with the initial Project Management Plan.
- Re‑evaluate contract scope of work as the project progresses and recommend adjustments to meet client goals.
- Coordinate with the cost management group for cost estimates, cost studies, actual job cost reviews, and budget reconciliation.
- Organize and maintain the framework for project team processes and record‑keeping of electronic and physical documents.
- Drive the permitting process by preparing team documents for submission to local, state, and federal agencies and ensuring efficient progress.
- Ensure design management continues to follow the client documents such as budget, scope, schedule, and design standards.
- Prepare cost and revenue projections.
- Perform other duties as assigned and attend work during normal business hours.
- Experience preparing Project Management Plans and fee/budget proposals.
- Experience developing and driving action plans.
- Ability to monitor scope and recommend adjustments throughout the project.
- Ability to prepare and communicate cost and revenue projections.
- Knowledge of the permitting process and ability to manage it to meet timelines.
- Strong written and oral communication skills.
- Understanding of how your role contributes to organizational goals.

- Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, Architecture, or a related field.
- 8+ years of experience in Project Management, engineering, or construction management.
- Experience managing luxury hospitality and/or residential projects.
- Firm knowledge of construction methods, materials, sequences, and architectural/construction drawings and specifications.
- Excellent oral and written communication and business presentation skills.
- Ability to interface effectively with all levels of management and staff across organizational lines.
- Strong analytical skills and success at building team relationships and partnerships across organizational lines.
- CCM, PMP, PE, AIA, or LEED.
The salary range for this full‑time role is $ – $ per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good‑faith effort to provide a fair and equitable salary. This range reflects base salary only and does not include total compensation. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
