Position Overview

Cirrus Apartments in Ashland, MA has an opening for a full-time Assistant Property Manager. Hardworking, energetic, and caring leaders are a few words that describe our Assistant Property Managers. These leaders set the tone for our office team and coordinate leasing and marketing efforts for their communities. Our APM’s are leaders and trainers, guiding our leasing teams to success and cross‑training them to become Property Managers.

Core Responsibilities
  • Demonstrate the highest standards of personal and professional integrity, adhere to company policies and procedures, and comply with applicable laws, government rules, and regulations.

  • Handle resident concerns and requests with a positive, customer‑service‑driven approach.
  • Communicate with tenants regarding any property events that may cause disruption within the community. Make periodic inspections and courtesy calls for recent move‑ins/move‑outs.
  • Utilize marketing strategies to secure prospective residents. Welcome and show property to prospective new residents, handle incoming phone calls, and complete appropriate paperwork.
  • Work with the leasing team to achieve property goals and confirm that leasing staff techniques are effective and efficient. Continually monitor and analyze traffic, conversion ratios, renewal information, and marketing data to provide up‑to‑date information when requested.
  • Demonstrate the ability to understand financial goals and operate assets in owners’ best interests in accordance with the Policies and Procedures Manual.
  • Maintain accurate records of all community transactions (e.g., rent rolls, delinquency reports, move‑ins/move‑outs).
  • Ensure that all rents, late fees, and check charges are collected, posted, and deposited in a timely manner.
  • Maintain community appearance and ensure repairs are noted and completed. Walk market‑ready apartments regularly and communicate any service‑related needs to maintenance.
  • Update make‑ready boards indicating vacant status and verify accuracy daily.
  • Assist the Property Manager with training and motivating all on‑site staff to achieve operational goals. This includes new employee indoctrination and advising staff on procedures and guidelines as directed by the Property Manager.
  • Other duties as assigned.
Requirements
  • High school diploma or equivalent required; bachelor’s degree preferred.
  • Homeowner’s Association experience is a plus.
  • Knowledge of fair housing laws.
  • Collection experience required.
  • Knowledge of affordable housing programs such as SMOC, Andover Housing, etc.
  • Two to three years of experience in property management or relevant work experience.
  • Demonstrate ability to apply logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate action.
  • Ability to interact efficiently with prospects, residents, peers, and management.
  • Achieve Fair Housing certification prior to interacting with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Outlook), and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Be able to work evenings and weekends.
  • Present self in a neat, clean, and professional manner at all times during the workday or whenever present at the community.
Base Salary

Annual base salary range: $56,000–$60,000.
