Duties and Responsibilities
  • Ensures security of all guests is maintained at all times.
  • Performs a variety of skilled tasks related to the operation and maintenance of physical plant facilities.
  • Maintains work order log and follows up as required; reports status to supervisor and logs trouble calls with contractors as appropriate.
  • Performs work in at least three of the following trades:
    • Plumbing – repairs and installs sinks, faucets, toilets, tanks, water heaters, garbage disposals, and related plumbing systems.
    • Washer/Dryer Repair – routine maintenance and cleaning of washers and dryers; replaces hoses and reinspects components.
    • HVAC – Heating, Ventilation, and Air Conditioning – diagnoses faults and repairs domestic and commercial HVAC units, refrigeration and air conditioning systems.
    • Electrical Repairs – replaces and repairs wiring, switches, light fixtures, thermostats, and electrical systems as indicated by work orders.
    • Carpentry – constructs, installs, repairs, and modifies wood and composite structures; operates woodworking machines.
    • Painting – applies coatings, finishes, and decorative textures using brushes, rollers, spray guns, and other accepted methods.
  • Performs other related duties as assigned.
Qualifications and Experience
  • One year of experience in general maintenance practices involving the upkeep of buildings, grounds, fixtures, and equipment.
  • High school diploma or GED may substitute for up to three months of general experience; one year of high school education can substitute for one year of general experience.
  • Three years of general maintenance work in trades such as air conditioning, refrigeration, electrical, plumbing, carpentry, masonry, and painting, with knowledge of safety and environmental regulations.
  • A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting) is preferred.
Physical Requirements
  • Standing, stooping, bending, kneeling, climbing; work in tiring and uncomfortable positions.
  • Frequently lifts and carries material weighing up to 50 pounds.
