Position Overview
A well-established general contractor is seeking a Preconstruction Manager for its Falls Church office. This key team member will be passionate about delivering quality projects for clients and will thrive within a collaborative team environment.
The Preconstruction Manager will oversee the preconstruction process for clients, including producing iterative budgets, coordinating project teams internally and externally, providing guidance to owners and design teams during design development, value engineering projects to meet client budgets, coordinating work with operations personnel, and leading a group of estimators through the bid process.
This position fulfills the role of a working manager. While leadership is a critical component of the role, the Preconstruction Manager is also expected to perform takeoffs, write scopes, prepare bid packages, and properly qualify scopes of work. Estimating staff will be provided as needed to support responsibilities.
Ideal Candidate- Experience with both hard bid and negotiated projects
- Organizing and leading teams of estimators during bid efforts
- Working directly with owners and architects throughout preconstruction and contract award phases
- Preparing conceptual estimates with limited information
- Buying out and awarding subcontracts
- Effectively communicating, organizing, and managing time and resources
- Produce budgets for various projects, including quantity takeoffs, obtaining subcontractor input, utilizing historical pricing information, properly qualifying proposals, and presenting budgets to clients
- Prepare conceptual and detailed budgets from all levels of project documentation, ranging from preliminary sketches and schematic designs to design development and final bid documents
- Manage multiple projects simultaneously at various stages of development
- Lead estimating teams throughout the bid process, ensuring complete scope coverage, managing bid deadlines, compiling bid information, qualifying projects appropriately, and preparing client proposals
- Ensure appropriate trade coverage and subcontractor participation to achieve comprehensive and competitive pricing
- Review project documents and identify critical project components requiring focused attention from both estimating and operations teams
- Coordinate with operations personnel regarding project phasing, logistics, and overall construction sequencing during the bidding process
- Maintain industry relationships and stay informed of market conditions affecting pricing, scheduling, and construction trends
- Report directly to executive leadership within the department
- Lead the subcontract buyout process after project award
- Review subcontract scopes of work to ensure completeness and eliminate scope gaps between trades during buyout
