Senior Project Manager Position Overview
Our client is seeking an experienced Senior Project Manager to lead the planning, coordination, and execution of complex commercial construction projects. The Senior Project Manager will have overall responsibility for delivering projects on time, within budget, and in accordance with established quality, safety, and client expectations.
As a primary project leader, this individual will oversee all facets of project management, including budgeting, scheduling, procurement, subcontractor management, project documentation, quality control, logistics, client communication, and closeout. The Senior Project Manager will serve as a key liaison between clients, subcontractors, architects, consultants, the Superintendent, and internal project teams.
The ideal candidate is a confident construction leader who combines strong project management expertise with sound business judgment, excellent communication skills, and a customer-focused approach.
Key Responsibilities Project Management & Execution- Lead and manage assigned commercial construction projects from preconstruction through final closeout.
- Develop, coordinate, implement, and manage all project activities necessary to achieve schedule, budget, quality, and client objectives.
- Serve as the primary project leader and central point of coordination for internal and external stakeholders.
- Establish project processes and workflows for RFIs, submittals, pay applications, change management, and other project controls.
- Conduct project meetings, establish milestones, assign action items, and ensure timely follow-through.
- Prepare and deliver monthly owner reports and other project status communications.
- Coordinate closely with the Project Superintendent and site operations team throughout the project lifecycle.
- Establish project logistics and coordinate project resources to support efficient construction execution.
- Manage the project closeout process, ensuring all outstanding items are completed efficiently and the project is properly transitioned to the client.
- Create, maintain, and manage project budgets for assigned projects.
- Monitor project financial performance, costs, commitments, and potential risks throughout construction.
- Review and approve subcontractor pay applications.
- Negotiate subcontractor change orders and manage the financial impact of project changes.
- Identify cost risks and opportunities early and develop appropriate mitigation strategies.
- Maintain accurate project documentation to support financial reporting and accountability.
- Monitor market conditions, pricing conventions, and industry trends to support sound financial decisions.
- Develop and coordinate preconstruction Request for Proposal (RFP) packages.
- Collaborate with internal teams, clients, design professionals, and subcontractors during preconstruction activities.
- Review project scope, drawings, specifications, schedules, and budgets to identify potential risks and opportunities.
- Support procurement and subcontractor selection activities as required.
- Ensure project requirements are clearly communicated before and throughout construction.
- Develop and manage project schedules in collaboration with the Superintendent and project team.
- Establish project milestones and monitor progress against contractual commitments.
- Identify potential schedule delays and coordinate corrective actions.
- Ensure project quality control processes are established and consistently maintained.
- Review construction documentation and drawings to ensure work aligns with project requirements.
- Recognize quality issues and implement contractual and organizational quality standards throughout project execution.
- Build and maintain strong relationships with new and existing clients.
- Engage with customers to understand their business and project needs and communicate how available services can address those needs.
