Overview
In the role of Real Estate Services Agent I, you will support HDR’s real estate and right‑of‑way services by managing pre‑negotiation due diligence, preparing offers, conducting research, engaging with stakeholders, and supporting acquisition and relocation processes.
Responsibilities- Provide pre‑negotiation project, parcel and property owner due diligence and negotiate for acquisition of rights relative to public or private projects as assigned
- Review appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable
- Verify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project team
- Prepare non‑survey quality maps, drawings, exhibits to provide to owners to aid in negotiations
- Communicate effectively with internal staff and external clients
- Demonstrate strong time management and organizational skills
- Experience with federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation process
- Knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements
- Be proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power BI)
- Experienced with relational databases such as ArcGIS Online
- Conduct research and navigate the Internet efficiently and effectively
- Read, review and quality check engineering project plans and legal descriptions
- Draft various types of real estate documents, such as deeds, easements, leases, and purchase agreements
- Be available for travel (in state and out of state) as needed
- Real estate license in good standing, or equivalent, as required by law
- Database and GIS familiarity
- A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
- Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right‑of‑way industry, such as the Uniform Act, FERC and NEPA
- Proficient with standard technology tools such as Microsoft Office and Project
- Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
- Ability to work confidently with clients, property owners and occupants
- Effectively balance office and field work in a collaborative and deadline‑sensitive manner
- Ability to communicate effectively
- Availability to work flexible hours and coordinate closely with management
