Brief Description
Uptown Fayetteville is hiring an energetic Leasing Consultant to lead our sales efforts! Candidates must have at least 1 year of multifamily leasing experience or relevant sales experience, strong customer service skills, and a valid Driver's License.
Office
Hours:
Monday, Wednesday, Friday 9am-6pm;
Tuesday and Thursday 10am-7pm;
Saturday 10am-5pm (off Sundays and one weekday, must work Saturday shifts).
- Tour prospective residents and assist them through the entire application and leasing process.
- Communicate and follow up with prospects via CRM.
- Manage incoming calls and inquiries from current and prospective residents.
- Create social media content and marketing materials to promote the community.
- Complete outreach marketing within the neighborhood and at preferred employers.
- Audit community website and online listing sites to verify all information is up to date and operational.
- Open and close model apartments and show units for touring.
- Ensure move‑in packets and units are prepared for new residents.
- Plan and participate in resident events.
- Act as the first line of contact for prospects, vendors, employees, management, and the public.
- Attempt to lease apartments shown and pre‑lease apartments with notices to vacate through new contacts and renewals of existing residents.
- Maintain maximum occupancy and rates by reaching and retaining residents.
- Answer all telephone calls, greet in‑person visitors, and schedule sales appointments.
- Convert prospect phone calls into property visits, aiming to close 50% of all prospects shown.
- Record all traffic and activities daily and apply company guest card and follow‑up programs promptly.
- Notify prospects of application acceptance or rejection within 24 hours of determination.
- Complete and review market surveys to maintain current knowledge of local markets.
- Receive and record resident service requests, ensuring full and accurate information and following up by phone on completed work orders each week.
- Complete other administrative, marketing and reasonable duties as assigned.
- Make weekly business and locator contacts to promote the property.
- Execute lease paperwork and move‑in packet, following company policies, with a zero‑defect move‑in experience.
- Assist in resident retention and relations programs.
- Keep leasing office neat and standardized, filing supplies as needed.
- Travel to suppliers to pick up parts and supplies.
- Greet prospects and qualify them by covering all criteria.
- Immediately record all marketing and traffic on appropriate reports.
- Lease apartments and handle all paperwork for applications.
- Maintain and file guest cards per established procedures.
- Inspect model and available units; communicate service needs to Property Manager.
- Demonstrate community and apartment features, closing the sale.
- Ensure applicants complete application and secure deposit per procedures and Fair Housing requirements.
- Update availability reports, process applications for approvals, and follow up with applicants.
- Ensure apartments are ready for residents to move‑in on agreed dates.
- Follow up on prospects that did not close and attempt to close again or refer them to sister communities.
- Secure new resident signatures on paperwork and orient them to the community.
- Assist in monitoring renewals and distribute renewal notices.
- Monitor advertising effectiveness and gather market competition data.
- Represent the company professionally at all times.
- Design and implement an outreach plan with the Property Manager.
- Allocate time for outside marketing (must provide own transportation).
- At least two years of sales experience.
- Previous leasing experience highly preferred.
- Experience in real estate, hospitality or other service‑related industries preferred.
- High school graduate or GED required.
- Proficiency in Microsoft Office.
- Excellent verbal and written communication skills and interpersonal skills.
- Valid Driver's License.

The incumbent shall perform duties using standard productivity and dependability, ensuring completion in a timely and zero‑defect manner. A 50% closing ratio should be consistently attempted. The incumbent must provide clear and consistent communication, appear clean, neat, and well‑groomed, and wear company‑approved attire with a nametag in plain sight. Honesty, trustworthiness, enthusiasm, and teamwork are required. A flexible workweek, including evenings and weekends, is mandatory.
Customer service orientation and resident relations support are essential.
Responsible for all sales and on‑site marketing to increase and maintain high property occupancy and leased position. Serves as the first point of contact for the property office.
