Position: Floating Maintenance Technician (Fayetteville)

Fayetteville's rental market carries a particular rhythm shaped by Fort Liberty. High resident turnover, frequent PCS moves, and a consistent demand cycle mean properties here stay busy year-round. Van Metre operates four communities across the city, and this floating technician role sits at the center of keeping all of them running.

The position covers The Villagio, Hunter's Ridge, Stone Gate, and Village on the Lake. Rather than being anchored to a single property, you'll move between sites based on need, which means your day can shift from completing turns at one community to knocking out service requests asional travel to Van Metre properties in Greensboro and Burlington is possible, though Fayetteville is the primary focus.

The role reports to the Director of Facilities and works closely with Service Managers on the ground at each site.

The core work covers the full range of a technician's responsibilities: service requests, make-ready turns, preventative maintenance, exterior and grounds upkeep, and daily property walks for curb appeal and safety. You'll also carry on-call responsibility as part of the team's 24/7 coverage rotation, so after-hours calls are part of the job and worth factoring in before you apply.

Candidates need to come in ready to work. This means holding an EPA 608 certification, CFC credentials, and a current CPO. Solid working knowledge of appliance repair, plumbing, electrical, and basic HVAC is expected. You'll also need to supply your own basic tools and hold a valid driver's license for travel between sites.

Qualifications
  • 1 to 2 years of hands‑on maintenance experience, or equivalent formal training
  • EPA 608 and CFC certifications (required, not preferred)
  • CPO certification current and active
  • Working knowledge of appliance, electrical, and plumbing repair
  • Basic understanding of HVAC systems and electrical circuitry
  • Familiarity with OSHA and current building safety standards
  • Own basic tools and ability to use them safely
  • Valid driver's license
  • Availability for weekend work and after-hours emergency calls

Pay runs from $23 to $26 per hour depending on experience and credentials, with an annual bonus of up to $5,000 paid quarterly.

Van Metre's benefits package includes a strong PTO structure, company‑matched 401(k), tuition reimbursement, company‑paid certifications, and a wellness reimbursement of up to $900 per year. Employees also receive rental discounts across Van Metre communities.

One thing worth noting for technicians considering the floating structure: the variety accelerates your familiarity with different property layouts and maintenance histories faster than a single‑site role typically does. If you're aiming toward a Service Manager position down the road, cross‑site exposure gives you a broader operational picture and makes that transition easier to argue for.
