Job Summary

Avana Star Lake is hiring a Maintenance Technician to perform technical and mechanical work ensuring building, grounds, and common areas meet cleanliness, safety, and functionality standards. Responsibilities

Complete resident service requests and preventative maintenance, diagnosing issues and repairing according to policies, procedures, safety standards, and code requirements.

Execute the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspections, create punch lists, schedule vendors/contractors, obtain supplies, perform maintenance tasks and inspect finished work.

Manage inventory of materials, supplies, and tools; track usage, return unused items, and notify supervisor of re‑ordering needs.

Document all work orders accurately and timely for tracking.

Assist in grounds and amenities maintenance: pick up trash, pressure‑wash breezeways and pool areas, general cleaning, paint curbs/signage.

Support cost‑cutting and expense control by repairing parts instead of replacing, using tools properly, and avoiding waste.

Attend safety meetings, complete OSHA and other required training, and report incidents accurately.

Inspect contractor work and conduct routine property inspections to identify safety concerns and communicate with management.

Qualifications

Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
Experience in painting, entry‑level carpentry, appliance repair, and basic plumbing.
High level of professionalism in manner and dress.
Excellent communication skills, written and verbal.
Proficient in Microsoft Office Suite.

Physical Demands

Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work in all weather conditions; lift up to 25lb independently and 50lb with assistance; flexible schedule including evenings, weekends, and holidays.

Licenses or Certifications

EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
All required State and Local jurisdiction certifications.
Valid driver’s license to operate a golf cart on property when applicable.

Compensation & Benefits (Full‑time)

Hourly rate: $23.00–$28.00. Additional compensation: quarterly/annual bonuses (corporate positions) or weekly/monthly/quarterly bonuses (onsite positions).
