Trimark University Housing is looking for a dependable, skilled, and motivated Maintenance Technician to help maintain our apartment communities in Seattle's University District. This position is responsible for completing maintenance requests, preparing apartments for new residents, performing preventative maintenance, and ensuring our properties remain safe, clean, and well-maintained.
Your primary work location will be our University District properties in Seattle. However, occasional travel to our Auburn and Buckley communities may be required to assist with maintenance projects, emergency repairs, apartment turns, or provide additional support when needed.

Compensation & Benefits- Pay: $23.00-$30.00 per hour, depending on experience

- Complete daily maintenance work orders in a timely manner.
- Diagnose and repair maintenance issues throughout the property.
- Perform apartment turns between residents.
- Conduct preventative maintenance on buildings and equipment.
- Maintain the overall appearance and safety of each property.
- Perform routine inspections to identify maintenance needs.
- Keep maintenance shops and storage areas organized.
The ideal candidate has experience with:
- Plumbing repairs
- Electrical troubleshooting
- Drywall repair
- Interior and exterior painting
- Carpentry
- Appliance installation and repair
- Door, lock, and hardware repairs
- Flooring repairs
- Caulking and sealing
- General building maintenance
- Basic HVAC troubleshooting (EPA certification is a plus but not required)
Prepare vacant apartments for new residents by completing:
- Repairs
- Painting
- Fixture replacements
- Appliance installation
- Cleaning touch-ups
- Safety inspections
- Final quality checks
Meeting turnover deadlines is essential, especially during our busy move-in season.
Preventative MaintenanceAssist with scheduled maintenance including:
- HVAC filter changes
- Smoke and carbon monoxide detector testing
- Water heater inspections
- Exterior lighting
- Door adjustments
- Minor roof and gutter inspections
- Building safety inspections
Help maintain clean and attractive communities by:
- Picking up debris
- Reporting safety hazards
- Assisting with exterior maintenance
- Monitoring common areas
- Identifying issues before they become costly repairs
Assist with emergency repairs including:
- Water leaks
- Flooding
- Plumbing issues
- Electrical outages
- Storm damage
- Lockouts
- Other urgent maintenance situations
Participation in an after-hours on-call rotation may be required.
University District PortfolioThis position primarily services our Seattle apartment communities,
Travel between these communities throughout the workday is expected.
Occasional Regional SupportWhile this position is based in Seattle, occasional travel to our Auburn and Buckley properties may be required to assist with:
- Emergency maintenance
- Apartment turns
- Large repair projects
- Vacation coverage
- Special maintenance assignments
Mileage or use of a company vehicle will be provided when applicable.
Qualifications- 2+ years of maintenance or construction experience preferred
- Apartment maintenance experience is a plus
- Valid Washington State driver's license
- Reliable transportation to report to work
- Ability to safely operate company vehicles
- Strong troubleshooting and problem-solving skills
- Ability to work independently with minimal supervision
- Positive attitude and strong customer service skills
This position requires the ability to:
- Lift up to 75 pounds
- Frequently bend, kneel, squat, and climb
- Work on ladders
- Work indoors and outdoors in various weather conditions
- Stand and walk for extended periods
- Use hand and power tools safely
This is a full-time position, generally Monday through Friday. Occasional evenings, weekends, overtime, and participation in an on-call rotation may be required for emergencies, apartment turnovers, or special projects.
