Maintenance Technician

This safety‑sensitive position assists the Maintenance Supervisor and Community Manager in performing necessary repairs and preventive maintenance throughout each property. Responsibilities include maintaining residential apartments, public spaces, outside grounds, and equipment, and ensuring that community operations function smoothly during designated office hours.

• Property appearance and upkeep—keep the property neat, clean, and well‑maintained; conduct daily inspections of exterior and interior spaces.
• Appliance maintenance—troubleshoot, diagnose, and correct minor failures of air‑conditioning, heating units, electrical, and plumbing problems.
• Make‑ready—bring units up to market‑ready condition to company standards, including occasional painting.
• Laundry room maintenance—ensure laundry areas comply with company guidelines.
• Pool maintenance (if applicable)—daily chemical inspections, maintenance, and cleaning per city codes and company standards.
• Customer service—exceed resident satisfaction standards and be available for on‑call emergencies (e.g., snow removal) per the Community Manager’s request.
• Perform other duties as needed.

Education: High school diploma or GED required; pool certification preferred; HVAC or boiler certification preferred.

Experience: One year of residential property maintenance experience.

Physical & Cognitive: Frequent standing, walking, and occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds; ability to squat, reach, stoop, climb stairs/ladders, and maintain balance.

Driving (if applicable):

• Valid driver’s license and acceptable motor vehicle record with company insurance carrier
• Reliable means of transportation
• Insurable at standard rates
• Proof of personal auto liability insurance when using vehicles for company business

Candidates must successfully complete a background investigation, drug screen, and a physical demand analysis (when applicable).
