POSITION OVERVIEW CORE

Construction is seeking an experienced Healthcare Project Manager to lead healthcare construction projects throughout Flagstaff/Northern Arizona and, as projects require, the broader Mountain West. The role has primary responsibility for the financial, technical, operational, and client-service success of multiple concurrent projects, typically ranging from $500,000 to $50 million. Projects may include renovations, tenant improvements, additions, expansions, and new construction within hospitals, ambulatory surgery centers, imaging facilities, laboratories, medical office buildings, clinics, rural and critical-access facilities, tribal healthcare environments, and other occupied or operational healthcare settings.

ESSENTIAL

DUTIES & RESPONSIBILITIES
  • Project Management & Financial Performance
    • Lead multiple healthcare projects from preconstruction and planning through construction, commissioning, closeout, turnover, and owner training.
    • Maintain responsibility for project budgets, General Conditions, cost forecasts, schedules, procurement plans, project controls, change management, pay applications, and financial reporting.
    • Review plans, specifications, and contract documents for constructability, scope coordination, sequencing, completeness, and risk.
    • Develop detailed schedules incorporating trade activities, owner milestones, inspections, shutdowns, equipment installations, commissioning, licensing requirements, and turnover.
    • Negotiate and administer subcontracts and purchase orders; manage trade-partner performance, procurement, submittals, RFIs, and closeout documentation.
    • Partner closely with the Superintendent and field leadership to align safety, quality, schedule, budget, logistics, and owner expectations.
    • Coordinate architectural, structural, mechanical, electrical, plumbing, fire-protection, controls, and specialty healthcare systems.
  • Healthcare Construction & Operational Coordination
    • Lead construction planning within occupied and operational healthcare environments while maintaining continuity of patient care and facility operations.
    • Coordinate Preconstruction Risk Assessment (PCRA), ICRA 2.0, infection-control barriers, negative-air and HEPA requirements, protected pathways, construction access, and interim life-safety measures (ILSM).
    • Plan critical shutdowns, utility interruptions, tie-ins, demolition, above-ceiling work, temporary conditions, emergency egress, and fire/life-safety activities with facility stakeholders.
    • Coordinate with Infection Prevention, Facilities/Engineering, clinical leadership, Security, Risk Management, Safety, design teams, equipment vendors, authorities having jurisdiction, and other project partners.
    • Manage coordination of medical equipment and specialty systems such as imaging, medical gas, nurse call, controls, TAB, commissioning, inspections, owner training, and turnover documentation when applicable.
    • Support compliance with applicable FGI Guidelines, NFPA 99, NFPA 101, CMS requirements, accreditation standards, owner standards, and state and local requirements.
    • Anticipate activities that may affect patients, critical systems, emergency operations, infection prevention, licensing, or facility continuity and implement mitigation plans before work begins.
  • Market Growth & Client Leadership
    • Support conceptual and detailed budgeting, ROM estimates, constructability reviews, value analysis, procurement strategies, logistics plans, and phased implementation planning.
    • Participate in proposal development, interviews, client presentations, project pursuits, and early owner and design-team engagement.
    • Help develop qualified healthcare trade-partner relationships and market intelligence throughout Northern Arizona and in other emerging Mountain West markets.
    • Serve as a primary client contact and communicate project status, financial performance, schedule, risk, changes, and upcoming critical activities.
    • Build trusted relationships with healthcare owners, facility leaders, clinical stakeholders, design professionals, consultants, and trade partners.
    • Lead, develop, and mentor Assistant Project Managers, Project Engineers, and other project-team members.

CANDIDATE QUALIFICATIONS
  • Minimum of 5 years of commercial construction project-management experience, including at least 3 years directly managing healthcare construction projects.
  • Demonstrated experience managing construction within occupied and operational healthcare facilities.
  • Experience managing multiple concurrent small- to mid-sized projects, including renovations, tenant improvements, additions, expansions, and/or new construction.
  • Advanced understanding of construction documents, healthcare MEP and specialty systems, scheduling, budgeting, cost control, procurement, contracts, change management, commissioning, and turnover.
