Job description
The Estimator will participate in all aspects of the bid and estimating process from review of plans and specs to soliciting and negotiating prices from contractors and suppliers through completion of the bid/estimating package. Performs quantity take-off, pricing, scoping and bidding of a wide variety of commercial construction projects involving complex trade packages and self‑perform work.
Key Responsibilities Project Estimating- Review and understand all bid documents and assess project risks.
- Understand project logistics and project schedule.
- Perform quantity take-offs.
- Lead and coordinate the pricing and bidding of large multi‑discipline construction projects.
- Communicate with owners, architects and consultants to clarify scope of work, materials, and schedule requirements, and document these clarifications.
- Conduct site investigation prior to forming a plan of operations to identify problems or unusual conditions.
- Collaborate with marketing for final assembly of estimate presentation to owner.
- After the bid, collect and organize all bid information for future reference.
- Accurately develop cost models.
- Track and report on current material and labor prices, including escalation.
- Develop meaningful Value Engineering contributions to reduce price.
- Identify escalation factors in the marketplace for specific materials and labor rates.
- Provide reliable conceptual pricing assumptions with proper documentation.
- Substantiate all aspects of final estimates.
- Aid field operations with change order pricing as needed.
- Direct, coordinate and provide information and documents to subcontractors.
- Solicit subcontractor support and evaluate bids.
- Review all subcontractor bids and contract documents, scoping and discussing with subcontractors and vendors for estimating projects.
- Prepare contractual exhibits for scope of work for subcontracts.
- Build relationships with new and existing subcontractors.
- Keep current with the latest estimating technology and techniques.
- Demonstrate basic conceptual estimating skills by interpolating data.
- Question designs and assumptions, presenting ideas to management on the project.
- Bachelor’s degree in Construction Management or Engineering and/or 5‑7 years of equivalent experience required.
- General knowledge of construction principles and processes.
- Ability to synthesize cost data from a wide range of sources into a conceptual estimate.
- Ability to read and interpret drawings and specifications.
- General knowledge of negotiated bids, hard bids, and GMP processes.
- Working knowledge of estimating technology and software.
- Strong math and analytical skills.
- Attention to detail.
- Solid interpersonal and communication skills.
- Strong work ethic and core values.
- Maintain a “value added” approach to estimating.
Full‑time
Schedule- 8 hour shift, Monday to Friday
- Bachelor’s (Preferred)
- Construction Estimating: 5 years
- Commercial Construction Estimating: 5 years (Required)
