Maintenance Supervisor

This position oversees the maintenance and repairs of buildings and facilities of the City of Florence. Job duties include planning, organizing, supervising maintenance staff, scheduling work assignments, and inspections, and diagnosing or detecting problems, such as electrical, plumbing, heating/air, painting, masonry, carpentry, roofing, and other miscellaneous maintenance problems/issues. Employee develops a plan for repairs, and when necessary makes repair referrals to outside vendors.

This position is subject to callouts after hours and on weekends. Employee is required to respond in emergency/urgent situations. This position works under the direct supervision of the Manager of Solid Waste, Street, and Recycle.

Essential Duties and Responsibilities and Supervision Required
  • Performs carpenter duties, including installing floor tiles, hanging drywall, replacing windows and doors, painting, building shelves and simple structures, and any other carpenter duties that may be assigned.
  • Performs inspections on electrical, plumbing, and HVAC systems and makes repairs; or, refers to a licensed professional for repair.
  • Operates tools/equipment typically found in a carpenter shop.
  • Coordinates work assignments with other City departments.
  • Supervises employees assigned to maintenance jobs.
  • Works flexible schedules and may be called out after hours/weekends in emergency/urgent situations. Work schedules may vary due to the City's needs.
  • Responsible for ensuring and maintaining all safety/building codes are current/up to date.
  • May be required to perform a variety of other duties as assigned.
Minimum Qualifications , Experience, Training, & License
  • High School Diploma or GED.
  • Graduate of Technical/Trade School; and or, 7 years of working experience with plumbing, electrical, HVAC, painting, carpentry, masonry, roofing, and other maintenance work required for maintaining buildings and facilities.
  • Must have 5 or more years of supervisory experience.
  • Must have excellent safety and attendance records.
  • Must have Class B Commercial Driver's License; or, obtain within 6 months of hire date.
  • Must have a current driver's license.
Required Knowledge Skills Abilities
  • Ability to diagnose electrical, HVAC, plumbing, and other mechanical issue, make repairs, and or, make referrals to licensed professionals for repairs.
  • Must have thorough knowledge of safety procedures for electrical, mechanical, and all equipment.
  • Must be able to supervise up to 5 people.
  • Ability to climb ladders and work at high altitudes.
  • Ability to read blueprints and execute layout work.
  • Thorough knowledge and ability to use table saws, radial arm saws, and other tools typically used in a carpentry shop.
  • Knowledge of painting techniques.
  • Ability to hang and finish drywall, lay tile, install doors and windows, replace light fixtures, etc., and perform routine maintenance.
  • Must be able to keep records on all maintenance work performed, materials ordered, and labor/maintenance on equipment.
  • Must coordinate with City Departments for scheduling maintenance and repairs as necessary.
  • Must be able to read, write, and understand job-related information for the position.

Supervision:
Employee works independently overseeing and managing the maintenance of the City's buildings and facilities. Will supervise a crew of 1-5 employees. Employee reports directly to the Manager of Solid Waste, Street, and Recycle. Physical Demands (with or without accommodations):
Must have the ability to work under stressful situations. Must be able to stoop, bend, climb, push/pull, crawl in and out of manholes, inlets, and ditches. Must be able to lift up to 50 lbs. on a regular basis (more on occasion). Must have the ability to work around moving traffic or equipment. Must be able to work in environments with exposure to extreme heat/cold, dampness, loud noise, vibrations, and other disagreeable work conditions.

Subject to call out after normal working hours. Equipment/Tools Used:
