Job SummaryUnder limited supervision perform skilled work involving the operation, maintenance, repair, alteration and additions to HVAC, electrical, plumbing, and mechanical building systems, building furnishings and site improvements.
Responsibilities- Perform preventative/predictive maintenance on HVAC-related equipment, emergency generators, and general building mechanical, electrical, and plumbing systems.
- Conduct troubleshooting, repair, installation, and operation of HVAC, electrical, plumbing equipment.
- Perform general building maintenance - drywall, masonry, painting, ceilings, roofing, tile, carpets, windows, etc.
- Monitor and communicate with contractors on maintenance, construction, and operation activities.
- Ensure compliance with contract terms, company safety, security, environmental, and conduct rules.
- Carry out general housekeeping duties, including assembling, moving, repairing, hanging, and adjusting furniture, wall hangings, doors, windows, office items; assist with snow removal, storm damage cleanup, lawn maintenance, spill cleanup, inventory management.
- Procure quality parts and materials cost-effectively.
- Maintain inspection records and submit required reports.
- Respond to emergency call‑out work and perform work indoors and outdoors in all weather.
- Work scheduled or unscheduled, weekend and evening shifts; overtime, overnight travel as required.
- Read, interpret, and revise blueprints, drawings, schematics, specifications, instructions.
- Use a computer routinely.
- High school diploma or GED.
- Minimum two (2) years of experience as a Building Maintenance Technician B or at least three (3) years equivalent experience in HVAC, electrical, plumbing or carpentry.
- Valid state driver’s license.
- Recommended:
Hire Vue Building Tech and Other Technician‑Related Roles Virtual Job Tryout (takes ~45 minutes). - Preferred:
Electrician or HVAC license or CFC refrigerant certification. - Preferred:
City of Tulsa 1st Class Engineer licenses (PSO Building Maint Techs). - Willingness to pursue required certifications and licenses.
- Physical ability: lift, move, carry equipment up to 50 lbs; constant standing, walking, occasional pushing, pulling, lifting, climbing, squatting, kneeling.
- Ability to read and interpret blueprints and schematics.
- Excellent verbal, written, organizational, problem‑solving, and communication skills.
- Overtime required.
- Overnight travel may be required.
- Shift work may be required: scheduled, unscheduled, weekend, evening.
- Must respond to emergency call‑out work.
- Must work indoors and outdoors in all weather.
- Must live or be willing to relocate within 30 minutes of Athens Office & Service Center or Pomeroy Service Center.
M – Medium Work:
Exerting 20 to 50 pounds of force occasionally and/or 10 to 25 pounds of force frequently and/or greater than negligible up to 10 pounds of force constantly to move objects.
Base Salary: $36.80 - $38.97 per hour;
Grade U025-110 compensation range $36.80 - $37.89. Additional benefits include a comprehensive benefits package (health, dental, retirement, etc.) – details available upon request.
