The Opportunity
The Project Manager oversees the successful execution of luxury custom home projects in the Sarasota market. This role is ideal for a seasoned, hands-on construction professional who thrives in a high-expectation environment and takes pride in delivering exceptional homes through disciplined project management and strong client relationships.
The Project Manager will be responsible for end-to-end project oversight—from pre-construction through closeout—ensuring projects are delivered on time, on budget, and to Nautilus Homes’ exacting standards.
Responsibilities- Client & Stakeholder Management
- Serve as the primary point of contact for homeowners, architects, and designers throughout the build.
- Maintain proactive, transparent communication and manage expectations at every phase.
- Deliver a best-in-class client experience aligned with Nautilus Homes' Raving Fan standards.
- Project Execution & Financial Management
- Develop, maintain, and update detailed project schedules; identify risks and mitigation plans.
- Manage project budgets, including subcontractor contracts, purchase orders, change orders, and cost forecasting.
- Ensure timely milestone billing and accurate financial reporting.
- Construction & Trade Partner Coordination
- Coordinate and lead subcontractors and trade partners to maintain schedule, quality, and safety.
- Facilitate job site meetings, OAC meetings, and ongoing field coordination.
- Oversee submittals, RFIs, inspections, and compliance with safety and quality standards.
- Field Leadership & Quality Control
- Partner closely with Superintendents to align daily field operations with project goals.
- Conduct regular site visits to ensure workmanship meets Nautilus Homes' luxury standards.
- Support problem-solving in the field while maintaining accountability.
- Pre-Construction & Administrative Support
- Collaborate on estimating, budgeting, and job buyout activities.
- Support Accounts Payable processes to ensure accurate vendor payments.
- Maintain organized, compliant project documentation.
- 7 years of progressive experience in high-end or luxury custom home construction, with at least 5 years in project leadership.
- Strong ability to forecast budgets, track costs, and maintain transparent communication with leadership and clients.
- Proficiency in Procore (certification preferred) and construction management software.
- Efficient in Microsoft Project.
- Skilled at working with architects, engineers, designers, and homeowners.
- Committed to delivering top-tier craftsmanship with efficiency and professionalism.
- Deep working knowledge of Florida building codes, permitting, and regional construction practices.
- Proactive and disciplined—able to balance autonomy with alignment to company systems.
- Clean driving record, background check, and adherence to a pre-employment compliance check.
- Represent Nautilus Homes' brand and values in every client and community interaction.
- Valid Florida driver's license and ability to travel throughout Sarasota.
