Maintenance Manager – Swan Luxury Studios

Swan Luxury Studios, a newly renovated 160-unit apartment community
, is seeking an experienced, hands-on Maintenance Manager to oversee the maintenance and upkeep of the property.

Because the community has recently undergone a major renovation, we are looking for someone who will take pride in maintaining the improvements, protecting the condition of the property, and staying ahead of preventative maintenance
.

• Oversee all day-to-day maintenance operations
• Respond to and complete resident work orders promptly
• Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general maintenance issues
• Complete apartment turns and ensure units are move-in ready
• Perform routine property inspections and preventative maintenance
• Maintain the newly renovated units, common areas, amenities, and building systems
• Identify warranty or renovation-related issues and communicate them to management
• Maintain the pool, grounds, mechanical areas, and common spaces
• Coordinate and oversee vendors and contractors when needed
• Maintain inventory of maintenance supplies, tools, and equipment
• Help control maintenance expenses and obtain bids when necessary
• Communicate regularly with the Property Manager regarding repairs, property conditions, and upcoming needs
• Participate in the after-hours emergency/on-call rotation

• Multifamily/apartment maintenance experience required
• Maintenance leadership or supervisory experience preferred
• Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance
• EPA/HVAC certification preferred
• CPO/Pool certification preferred
• Ability to troubleshoot and complete repairs independently
• Strong organizational, communication, and leadership skills
• Valid driver's license and reliable transportation
• Dependable and able to participate in an on-call schedule
