Regional Manager - North Florida​/Panhandle

Job Summary

The Regional Manager will report directly to the Regional Vice President and manage operations of each property in the assigned portfolio. They oversee communities to ensure profitability, perform marketing activities, and maintain positive relationships with owners and the public. They must have excellent communication and leadership skills.

• Comply with all policies and procedures established by Royal American Management.
• Select, train, supervise, and motivate personnel within the portfolio.
• Submit written reports on the operations of the properties to the Regional Vice President, Owners, and/or Asset Managers.
• Review, analyze and interpret market data relevant to the industry.
• Identify strategies to increase income and reduce expenses for the portfolio.
• Prepare and develop budgets for each community to maximize profitability.
• Ensure that the portfolio and individual communities meet or exceed operational, financial, and business performance goals.
• Ensure that the appearance and physical aspects of the properties meet the Company's and Owners established standards.
• Implement action plans and strategies for maximizing property performance.
• Communicate regularly (not less than once per week) with Clients/Owners/Asset Managers to provide updates and ensure client satisfaction.
• Perform site visits as needed, but not less than once per quarter.

• Strong leadership, communication, and decision‑making abilities.
• Sound understanding of multi‑family operations related to asset, personnel, office operations, budgeting, and planning.
• Effectively communicate via e‑mail, phone, or in person with employees, applicants, residents, and vendors.
• Ability to motivate the portfolio and team members to accomplish Company goals.
• Performance‑oriented and highly motivated to produce results.
• High degree of creativity, coupled with sound business judgment.
• An aggressive self‑starter, yet diplomatic to foster positive relations.
• Computer literacy.
• Excellent written and oral communication skills.
• Knowledge of multi‑family property management matters and operational issues related to all asset types.
• Proficiency in progressive management practices.
• Ability to travel independently for property business; must have a valid driver’s license.

• Minimum high school graduation; college degree preferred.
• Minimum 5 years of property management experience; managing multiple sites preferred.
• Industry accreditations preferred: ARM, CAM, CPM, CAPS.

• Access all areas of the property's grounds and structures, including multilevel structures, with or without an elevator.
• Work at a computer for at least 7 hours daily, either standing or sitting.
• Handle interruptions in a rapidly changing environment appropriately.
• Manage high mental demand, prioritize, and process information accurately and clearly.

Valid drivers license required. Must be able to travel for property business.
