Community ManagerThe Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes personnel, leasing, maintenance, financial, administration, and risk management.
Essential Duties & Responsibilities- Personnel Management: screen, hire, train, coach, and develop on-site staff; maintain schedules and assignments; address performance issues.
- Financial Management: achieve highest possible net operating income through cost control and revenue improvement; develop yearly budgets; monitor deposits, rent collections, vendor invoices; ensure accurate closeouts.
- Strategic Leasing Management: develop marketing plans; ensure effective leasing techniques; handle resident complaints and retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting; lead emergency response; monitor maintenance and service turnarounds; maintain property appearance; manage resources, equipment, and supplies; oversee maintenance, construction, and rehabilitation activities.
- High School Diploma or equivalent; bachelor’s degree preferred or four year’s experience in the housing industry; one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and knowledge of on-site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular communication with others; repeat motions with wrists, hands, fingers; ability to work overtime, weekends, and night hours.
- Extensive standing or sitting; occasional ladder, stairs, scaffolding, ramps, and other environments; ability to lift up to 25 lbs., operate machinery, and work in various conditions.
- Must have reliable transportation for on-call emergency duties.
Salary Range: $75,000 to $80,000 per year.
