We're partnering with a growing, entrepreneurial multifamily owner/operator to find a Property Manager for a large, established apartment community in Tallahassee, FL. This is an opportunity for a proven operator who knows how to drive performance, develop talent, and create a culture where both residents and employees thrive.

This role is ideal for someone who leads from the front—not from behind a desk. You'll have the autonomy to run your community like it's your own while receiving the support of an engaged ownership team that values collaboration, accountability, and long-term success.

As the Property Manager, you'll oversee all aspects of community operations, balancing financial performance, team leadership, resident satisfaction, and operational excellence.

• Develop and manage annual budgets, forecasts, and variance reporting.
• Monitor rent collections, delinquency, and expense controls to maximize property performance.
• Approve invoices, oversee vendor relationships, and manage operating and capital expenditures.
• Drive occupancy, revenue, and NOI goals while identifying opportunities to improve performance.

• Recruit, train, mentor, and develop a successful onsite team.
• Set clear performance expectations through coaching, accountability, and regular evaluations.
• Foster a positive, collaborative culture where employees are engaged, supported, and motivated to grow.
• Address team challenges proactively while building strong communication and trust across the property.

• Oversee all leasing operations, including tours, applications, approvals, and move-ins.
• Support marketing initiatives that drive occupancy and resident retention.
• Deliver an exceptional resident experience by resolving concerns professionally and creating a welcoming community environment.
• Ensure compliance with Fair Housing regulations and company leasing standards.

• Maintain compliance with Fair Housing, ADA, OSHA, EPA, local housing regulations, and company policies.
• Ensure accurate records, reporting, and leasing documentation.
• Conduct regular property inspections and maintain high standards for safety, curb appeal, and asset preservation.

We're seeking a strong operator with exceptional leadership skills and a history of building successful onsite teams.

• 3+ years of multifamily property management experience.
• Proven success managing large apartment communities (300+ units preferred).
• Demonstrated ability to recruit, develop, and retain high-performing teams.
• Strong financial acumen with experience managing budgets, forecasting, and driving NOI.
• Background in leasing, marketing, and sales with a customer-focused mindset.
• Experience using property management software such as Yardi, Real Page, MRI, or App Folio.
• High school diploma or equivalent; industry continuing education is a plus.

• CAM, CPM, or ARM designation.
• Experience with Yardi Voyager and CRM IQ.
• Familiarity with the Tallahassee market is preferred, though relocation assistance may be considered for an exceptional candidate.
