Join our team as a Property Manager serving Paradise Point, Blue Water & Wet Net!
Gorman & Company is looking for an experienced Property Manager to lead the day-to-day operations of three affordable housing communities in the Florida Keys:
Paradise Point in Key Largo, Blue Water in Tavernier, and Wet Net in Islamorada. This role is an opportunity to make a meaningful impact across three unique communities while leading property operations, supporting residents, maintaining affordable housing compliance, and driving strong financial and operational performance.
Paradise Point is a 42-unit senior housing community featuring LIHTC and Project-Based Voucher (PBV) units. Blue Water is a 36-unit LIHTC community in Tavernier, and Wet Net is a 36-unit LIHTC community in Islamorada. This position will provide leadership across the portfolio while building strong relationships with residents, team members, vendors, and community partners.
What You'll Do- Lead the day-to-day operations of the communities, providing leadership, coaching, and support to the property team while maintaining a positive resident experience across the portfolio.
- Oversee leasing and marketing activities, including tours, applications, lease execution, renewals, resident retention, occupancy goals, and compliance with Fair Housing requirements.
- Manage LIHTC and PBV compliance activities, including resident certifications, documentation, interviews, and coordination with the Compliance Department.
- Oversee financial operations, including rent collection, accounts receivable, resident charges, invoices, deposits, budgeting, financial reporting, and identifying opportunities to improve property performance.
- Build strong relationships with residents and support resident retention, community engagement, and resident events, including providing a welcoming and responsive environment for the senior residents at Paradise Point.
- Partner with maintenance teams and vendors to oversee work orders, unit turns, inspections, property appearance, safety, preventative maintenance, and capital improvement needs.
- Maintain strong relationships with residents, vendors, internal departments, and leadership while communicating operational concerns, risks, and opportunities effectively.
- At least three years of property management experience, with affordable housing experience strongly preferred.
- Experience with LIHTC and/or PBV programs and affordable housing compliance requirements preferred.
- Previous supervisory or team leadership experience preferred.
- Strong communication, organization, problem-solving, and customer service skills.
- Ability to manage budgets, analyze financial performance, and make sound operational decisions.
- Ability to build positive relationships with a diverse resident population and provide a high level of customer service.
- Basic computer skills and proficiency with Microsoft Office and property management software.
- Valid driver's license, automobile insurance, and a motor vehicle record that meets company insurance requirements.
- Ability to travel between Key Largo, Tavernier, and Islamorada as needed to effectively oversee the communities.
- Flexibility to work occasional evenings or weekends based on community needs.
- Competitive salary of $50,000–$66,000, based on experience and qualifications.
