Job Overview
Ensures the highest possible level of service is being offered to residents, guests, staff, and service providers. Must be able to understand and react to emergency situations and operate electronic security control systems. Develops and implements the safety, security, and emergency plans and programs for the condominium association. Monitors the association grounds and immediate exterior surroundings.

- Maintains positive guest relations.
- Demonstrates excellent customer service, communication, and time‑management skills.
- Monitors and operates Electronic Security Control Systems and Emergency Response Systems.
- Responds to emergency situations in a timely manner.
- Monitors and controls access to the property.
- Accurately maintains daily logs, records, and forms.
- Maintains a safe and secure environment throughout the property.

- Reads and understands the First Service Residential Handbook/Security Standard Operating Procedures.
- Prepares a bi‑weekly staff work schedule.
- Ensures coverage is in place during staff callouts or time off, covering shifts personally or obtaining approval to request assistance.
- Obtains approval from the Property Manager to request assistance from an Area Specialist if self coverage is not possible.
- Conducts regular department meetings for informing, training, and inspiring staff.
- Attends regular meetings as directed by the Property Manager.
- Responds on‑site to property for all major emergencies unless otherwise directed by the Property Manager.
- May be assigned other duties by the on‑site Property Manager.
- Investigates, analyzes, and reports on all incidents and accidents; coordinates activities and liaises with local and federal law enforcement, fire companies, and insurance agencies to resolve problems and ensure a safe environment.
- Develops safety, security, and emergency procedures/action plans; monitors program implementation within corporate guidelines to protect residents and staff, secure assets and minimize losses.
- Trains association staff in conjunction with the Engineering Manager on fire prevention, safety, equipment operation, accident prevention, security, and emergency procedures to reduce incidents and liabilities.
- Trains staff on radio etiquette, use, and SOPs.
- Manages the security budget to minimize expenses and aid in achieving financial goals.
- Monitors and controls maintenance and repair of safety‑related equipment to ensure constant emergency readiness.
- High school diploma.
- Must have or complete within 90 days of hire the CLSS (Certified Lodging Security Supervisor) program with AHLA (American Hotel & Lodging Association).
- Must have a valid “Security D License.”
- College‑level courses in business or hospitality preferred.
- At least two years’ experience managing Security department staff, including hiring and supervising.
- Security management experience in high‑quality, luxury‑oriented hotel, resort, condominium, or club preferred.
- Experience managing at least 13 people.
- Strong customer service, communication, and interpersonal skills required.
- Effective written and verbal communication skills; multiple language fluency desirable.
- Ability to lift 50–100 lbs.
- Work in an upright standing position for long periods.
- Ability to work in different environmental conditions (heat, cold, wind, rain).
- Walk and climb stairs.
- Handle, grasp, and feel objects and equipment.
